## About The Property

The Manor of Hurst is an elegant holiday house near Reading sleeping 22, with large rooms and a lovely south facing terrace with BBQ and eating areas, swimming pool (heated April-October), sauna, table tennis and extensive gardens - ideal for a family and/or friends get away or for a special event. This is also the ultimate grown up hen party destination, and it always thrills the bride-to-be and her guests. An hour from London by car, 27 minutes by train from Paddington Station or a little longer on the Elizabeth Line, the Manor is extremely conveniently located.

Your party has exclusive use of the property and gardens during your rental. The house has 7 stylish guest rooms with a mix of king, double, twin and family or group rooms. Bedroom 1: King en suite; Bedroom 2: 2 singles en suite; Bedroom 3: 3 single beds (a fourth bed can be added) en suite; Bedroom 4: King bed; Bedroom 5: King bed and a single; Bedroom 6: 4 single beds; Bedroom 7: King and 3 singles. There is plenty of secure parking, and all linen, pool towels and kitchen wares are included in your rental.  The house has space to accommodate extra guests visiting for the day or for a larger party (which will incur extra charges).

Many guests tell us they just don't need to leave the house once they arrive. There is plenty to do, and relaxing on the terrace is very popular. We can provide a list of suggested activities, from a yoga instructor who can teach on the lawns or in our studio, to wine tasting. The Loddon River and Dinton Pastures have lovely walks straight from our gate. If you don't wish to self cater for part or all of your stay, the caterers on our list can take care of all your requirements, from canapes to full sit down meals to BBQs. Or you can head to one of our local pubs - the Castle Inn is on the edge of the grounds with direct access through a private gate.

There is a house manager on duty during your stay to ensure everything in the house works, and to assist should it be needed. The house is keyless and you may see the manager unlocking non fire exit doors in the morning, but this is as non-intrusive as possible.

- **Accessibility:** Not suitable for wheelchair users - lots of steps and no ground floor bedrooms.

- **Swimming Pool:** Outdoor pool heated between April and October. Sun loungers and umbrellas available. Also a sauna in the pool house.
- **Games Room:** Studio off pool house for yoga, table tennis and other activities.
- **Outdoor:** South facing terrace overlooking the park, BBQ area, outside furniture. Lawns for croquet, football and badminton (equipment provided). Swimming pool.
- **Dining Room:** Impressive panelled room with 2 long tables to seat 24. Overlooking park. To seat 36 can be arranged.
- **Kitchen:** 4 door Aga, 2 electric ovens and electric hob. Dishwasher, fridge freezer. Coffee maker. All crockery, glasses and cutlery for 36.
- **TV and Music Facilities:** 2 portable Bluetooth speakers, TV with Sky.
- **Sitting Room:** Open fire, TV with Sky, sofas, armchairs, footstools. Glass door to terrace.
- **Bedrooms:** Mix of kings, doubles, twins and bunks spread across 2 floors. Some bedrooms have en suite facilities.
- **Linen:** All bed linen, towels and pool towels are provided.
- **Bathrooms:** 1st floor: 3 en suites (all baths, 2 with handheld shower attachments). 2nd floor: 2 shower rooms, a bathroom and 3 loos, all shared.
- **Heating and Open Fires:** Full central heating with large open fire in living area.
- **Parking:** Secure parking in front of house for up to 20 vehicles. Additional parking in mown field.
- **Smoking:** Only on terrace and outside. Please use sand buckets for butts.

## Booking Information

- The Manor can be booked by completing a booking form with a deposit of £500 to hold your dates. This then becomes a Damage Deposit on your arrival and is returned by bank transfer after departure with no damage having occurred. Full payment is due 3 months before your booking, paid by bank transfer.
- 
- For weekend rentals, check in is from 12 pm on arrival day and check out at a time around 3 pm on day of departure.

### About The Area

The Manor is located in Hurst, a rural village just south of Twyford (station to London via Paddington), and just north of Wokingham (station to Waterloo). Junction 10 of the M4 is an 8 minute drive from the house. Heathrow is usually 40 minutes ( 25 miles).

The village is criss-crossed with footpaths and Dinton Pastures is an easy walk as is the River Loddon.
