Set in the middle of the Lincolnshire Wolds, this truly spacious holiday home sleeping 16 has been created from an original long barn converted and extended by the addition of a contemporary bedroom wing with two further bedrooms upstairs.

There is a private leisure complex including indoor swimming pool and sauna and a luxurious single storey annexe with fully disabled access. Marris Barn is a superb place for a holiday at any time of year and will please the most discerning visitors. The design allows the barn to be fully sustainable, using solar power and ground source energy and boasts the highest energy rating.

Marris Barn can be booked together with our two holiday cottages, Little Walk Cottage and Marris Cottage, to provide accommodation for up to 24 people. Surrounded by the beautiful rolling green hillsides of the Wolds there is an extensive footpath network leading to quiet unspoilt villages, quaint rural inns and the National Cycle Route is just 2 miles away. Lincolnshire is a beautiful county with a sense of antiquity and boasts an unrivalled selection of locally produced foods.

Directions:

From Lincoln: Take the A46 to Market Rasen, then turn onto the A631 into Market Rasen towards Louth. Turn left on to the B1203 at traffic lights after the railway bridge. Go through Tealby, and Binbrook. 3 miles later you will pass the Click'em Inn on your right. After 300 yards turn left to Thorganby at the crossroads. Follow road down hill into village. Marris Barn is on your right.

From the North: Exit M180 at J5, follow A18 to Humberside Airport. Continue through Great Limber, towards Louth. Go straight over roundabout crossing A46. At next roundabout turn right on B1203 towards Bi

- **WiFi:** WiFi facilities in every bedroom and main reception rooms, with back up hard wiring.
- **Kitchen:** Fully equipped kitchen with all the essentials required to cater for 16 to 20 people, including two dishwashers in the main barn kitchen.
- **Dining Room:** Large dining table to seat 10 to 20 people.
- **Sitting Room:** The sitting area in the main barn is open right up to the beams and is full of charm and character. An adjacent glazed link provides more seating.
- **TV and Music Facilities:** All bedrooms have own TVs. Large screened TV in main Barn Room and Games Room and TV in Wagon Shed.
- **Games Room:** There is a Games Room with pool table, table tennis table and darts board.
- **Heating and Open Fires:** Underfloor heating is powered by solar and PV panels and a ground source heat pump.
- **Bedrooms:** There are six bedrooms in the Main Barn, plus one more bedroom in the Wagon Shed (with a sofa bed).
- **Linen:** Linen is provided.
- **Bathrooms:** All bedrooms are en-suite.
- **Children's Facilities:** High chair, stair gate. Enclosed play area. Table tennis. pool table. table football. board games provided.
- **Outdoor:** Spacious patio area with garden furniture and built in charcoal barbecue. Tennis court and fly fishing available on the farm by arrangement.
- **Swimming Pool:** Indoor swimming pool with bar/mini kitchen area. Small children must be supervised at all times.
- **Parking:** Ample parking is provided.
