Offering countryside views, Marshlands is also situated only minutes away from the very beautiful coastal village of Orford, and just a short drive from Aldeburgh, Shingle Street, Bawdsey and Southwold beaches. Marshlands is a wonderfully comfortable holiday home, and ideal for spending time with family and friends. It may be possible for you to bring your dog too, but please enquire first. Whatever the reason for your stay, Marshlands has something for everyone: a large, modern and fully equipped kitchen with a large range cooker, making for easy group catering; large open-plan dining and sitting area (which is ideal for getting everyone together) and a games room with table football and kids seating. Sleeping accommodation is in the 7 upstairs bedrooms - all of which are have en suite bathrooms. There are three twin rooms, three double rooms and a room with two singles and a bunk bed. Total bed spaces are 16 in 13 individual beds. There is a total of seven bathrooms plus a downstairs loo. Outside there is a large garden with plenty of space for children to run around. The gardens overlook the Suffolk countryside and there is outside dining furniture and barbecue equipment so that you can really enjoy your surroundings. Finally, we have a fabulous hot tub so that you can soothe your aching body while enjoying a glass of something in the evenings. Whatever your occasion, you will not be disappointed at Marshlands. ## Facilities - **Dog Friendly:** Yes, pets are allowed, but please contact me to arrange this. - **Accessibility:** No specific facilities for disabled guests, but access to the ground floor is possible without negotiating steps. - **Hot Tub:** Fantastic private hot tub to use during your stay. - **WiFi:** Fast broadband connection available throughout. - **Kitchen:** Equipped with all necessary mod-cons and with a large range cooker, this is a great space for preparing breakfast for two or a feast for all. - **Dining Room:** Enough space to feed everyone in a comfortable setting; the very large dining table can seat everyone dining together. Log burner. - **Sitting Room:** Large open-plan dining and seating area with lots of comfortable seating with TV. A great area to relax or to play games and socialise. - **TV and Music Facilities:** Large TV and music speakers. - **Games Room:** Lovely games room with table football, board games, an extra TV and seating. - **Heating and Open Fires:** Gorgeous log burner in the space between the dining area and seating area. We provide some wood to get you started with more available. - **Bedrooms:** 7 en-suite bedrooms arranged as 3 twin rooms, 3 double rooms and a room with two singles and a bunk bed. Bed spaces for 16 in 13 individual beds. - **Linen:** We provide all linen. This includes pillowcases, sheets, duvet covers and a towel each. The games room has a number of board games and a pool table. - **Outdoor:** Spacious garden with a wonderful cosy hot tub. Outdoor seating for 16. Barbecue: please bring charcoal and fire lighters. - **Swimming Pool:** We do not have a pool, but we have a lovely cosy hot tub. - **Parking:** There is plenty of space for all of your cars to park off the road. - **Smoking:** Please only smoke outside and use the cigarette bins provided.
