## About The Property

Superbly located just 5 minute walk from the heart of the village and 100 metres from the beach, Meadow House provides the ideal base from which to discover north Norfolk. The house is perfectly suited as a winter (log fires, country walks, local pubs) or summer (beach life, barbecues, summer fêtes) retreat for a maximum of 15 guests.

The house is furnished to a high standard. Downstairs is a large entrance conservatory and inner hall leading to a large sitting room furnished in a beach-house style with a mixture of period furniture, LCD digital TV and surround sound DVD, and contemporary pieces by local artists. There is also a drawing room with open marble fireplace and TV with DVD. The traditional kitchen has an original Aga and additional cooker, and opens onto the garden room, housing a dining table which seats 14.

The house consists of the main north and east wing sections of the original manor house (75% of the main house). It has been furnished with 5 double beds, 4 singles and can sleep a maximum of 14. We have arranged the house for large families, 2 families sharing or for groups of friends away for a Norfolk weekend break. The rooms have many antiques and pictures by local artists.

First Floor: Master double bedroom (& bath), 2 further double bedrooms, bathroom. Leading to: Double bedroom with TV point, single bedroom or nursery, and 2 further attic bedrooms (1 with bunks and 1 with 3 singles) with stunning sea views.

The house has a playroom and in the garden there is a full size trampoline, some bikes and beach equipment for guests to enjoy. There is also a stunning beach garden with sea views.

## Facilities

- **Dog Friendly:** By agreement.
- **Accessibility:** Meadow House may not suit disabled guests, but we will endeavour to help where possible.
- **Hot Tub:** Hot tub spa area right in front of our open-plan dining room with sea views.
- **WiFi:** There is a telephone and WiFi provided.
- **Kitchen:** Fully fitted kitchen with an AGA and additional seating for 6. Back up oven and microwave. Dishwasher, 2 fridges, freezer. Laundry room.
- **Dining Room:** Garden room seats 12 in comfort. Alfresco dining area seats 12-14.
- **Sitting Room:** Drawing room with fire and WiFi. Additional beach sitting room and TV/playroom. 40' digital TV.
- **TV and Music Facilities:** Wide screen LCD TV, Bang and Olufsen speaker, portable Marshall speaker in the kitchen.
- **Games Room:** TV, games, outside area for table tennis.
- **Heating and Open Fires:** Gas central heating and a log fire in drawing room. AGA cooking and back up oven and microwave.
- **Bedrooms:** Sleeps 14 spread over 2 floors. 5 doubles, 1 twin, 1 triple. Master bedroom has a slipper bath.
- **Linen:** Included.
- **Bathrooms:** Two bathrooms with new double luxury power showers, 1 bath in main bathroom and a funky slipper bath in master bedroom. 3 WCs.
- **Children's Facilities:** Foodball, table tennis and games area, Croquet on request.
- **Outdoor:** Beach garden with outdoor furniture and barbecue. Table tennis area.
- **Swimming Pool:** There is a hot tub pool in the garden, open all year.
- **Parking:** There is parking for 5 cars.
- **Smoking:** Smoking is not permitted indoors.

## Booking Information

- 50% deposit on booking, balance 60 prior to dates. £250 security deposit. Changeover generally Saturday. Weekends are 1pm Friday to 8pm Sunday. Full weeks only in summer school holidays.
