## About The Property

Model Farm is a country house sleeping up to 27 guests across 11 bedrooms, ideal for family gatherings, celebrations, retreats and group holidays. Set in the Somerset countryside, the property combines the character of a Victorian farmhouse and cider barn with flexible entertaining spaces and strong outdoor facilities.

Accommodation is arranged across 11 bedrooms with 10 bathrooms, including six en suite rooms, creating a high level of comfort for larger groups.

The house offers multiple lounges and social spaces, along with a large orangery that can be used for dining, yoga, celebrations or gatherings.

Two kitchens support larger group stays, including a fully equipped main kitchen and a secondary kitchen in the cider barn, making self catering or private catering easy to manage.

Outside, guests can enjoy a 20 metre natural swimming pond, large wooden hot tub and an outdoor kitchen with pizza oven and barbecue.

The gardens offer plenty of space for outdoor dining, games and group activities, with covered seating areas creating additional social space.

Model Farm is particularly suited to celebrations, retreats and larger group stays looking for flexible indoor and outdoor spaces.

- **Dog Friendly:** A maximum of two dogs allowed with a small additional charge. Dogs are to be kept to the ground floor and not allowed on the furniture.
- **Accessibility:** No specific facilities.

- **Kitchen:** 2 fully equipped fitted kitchens.
- **Dining Room:** Kitchen diner seating 24. Outdoor loggia with seating for barbecues.
- **Sitting Room:** Large lounge with attractive leather sofas, TV with surround sound, open fire. Snug has French doors to Orangery, an inside function room seating 30.
- **TV and Music Facilities:** TV in lounge, kitchen/diner, snug, some bedrooms and a 75" high speck TV with sound system in the Orangery.
- **Games Room:** No separate games room, but there are some games in the loggia including large Connect 4. There is a football table in the second kitchen.
- **Heating and Open Fires:** Centrally heated throughout. Open fire in lounge and wood stove in eaves bedroom.
- **Bedrooms:** Selection of doubles, twins and triples and 2 bedrooms can have 4 beds. 5 en suite rooms. Snug area can be used as a further bedroom. 3 pull outs.
- **Linen:** Good quality bed linen and bathroom towels are included.
- **Bathrooms:** 5 en suite shower rooms and 3 family bathrooms.
- **Children's Facilities:** Travel cot and high chair are available by prior arrangement.
- **Outdoor:** 4 acres includes lawns and formal gardens. Loggia with seating, large gas barbecue. Skandinavian hot tub for 9 people Log fired Pizza Oven + fire pit.
- **Parking:** Off road secure parking for 10 cars + overflow carpark.
- **Smoking:** No smoking please.
