## About The Property

Moffat Independent Hostel offers quirky, characterful accommodation in a grand Victorian country house on the edge of the historic southern Scottish spa town of Moffat. The house combines period charm with modern, comfortable facilities that are perfect for truly memorable group holidays.

Although we operate as an exclusive use hostel, guests are always impressed by the level of luxury, and the stylish interiors of the house. Inside, we have generous shared spaces designed for spending time together. In the grand games room (the Blue Room) you will find book cases brimming with books, red leather Chesterfield reading chairs, a guitar and piano, board games and a stunning 7-foot pool table. In the second lounge (the Red Room) you'll find dining space, and a vinyl record player with a huge collection of records! Either or both rooms can be set up for dining, depending on your groups requirements. The adjoining self-catering kitchen is fully equipped for preparing hot meals, with complimentary tea and coffee available throughout your stay.

Upstairs, the house provides a variety of 7 comfortable en suite bedrooms that feel closer to a small hotel than a traditional hostel. We have two twin rooms, two king double rooms (including our railway wagon, situated in the hostel gardens), and three family rooms that sleep up to 4 people each. The house is most comfortable for groups of up to 18.

Outside, guests have access to a large garden with space to unwind, sit out, barbecue, or simply enjoy the sights and sounds of the surrounding countryside. A nearby stream, mature trees and abundant birdlife give the property a peaceful, rural feel despite being just a 10 minute walk from the town centre. For active groups, practical extras include a secure bike store, bike washing area and a drying room for wet outdoor clothing.

Owners live on site (separate apartment) so on hand to assist as needed.

- **Bedrooms:** 7 x en suite guest bedrooms: 2 twin, 2 king (including railway wagon in the garden), 3 family rooms for up to 4 each.
- **Sitting Room:** Two guest lounges with plenty of space to socialise and spread out.
- **Outdoor:** There's a garden, with patio dining options, and a barbecue.
- **Linen:** We provide all linen and towels.
- **Bathrooms:** All our rooms have en suite WCs. In addition, two of our bedrooms have bath/showers, whilst five have showers.
- **Dining Room:** We have two lounges that can be set up as dining rooms.

### About The Area

Set among rolling hills in the heart of southern Scotland, Moffat is a welcoming former spa town known for its scenery, fresh air and relaxed pace. Long popular with walkers, cyclists and touring groups, the town combines easy access with a strong sense of place. A compact high street offers independent cafés, pubs, small shops and galleries, while the surrounding countryside provides immediate access to walking and cycling routes, including sections of the Southern Upland Way and the nearby hills of the Moffatdale. The Grey Mare’s Tail Waterfall – 11 miles to our East – is one of the highest in Scotland, and can be seen as part of a stunning walk up to Loch Skeen – one of Scotland’s most scenic high altitude lochs.

Despite its peaceful setting, Moffat is exceptionally easy to reach. It sits just off the M74, roughly an hour from both Glasgow, Edinburgh and Carlisle, making it an ideal meeting point for groups travelling from different parts of the UK. Regular bus services connect Moffat with Lockerbie station on the West Coast Main Line, providing straightforward rail access from England and central Scotland.

Quiet, scenic and refreshingly unspoilt, Moffat makes an excellent base for group wanting to take it easy and potter about town, but is equally well suited to groups wanting to take on the great outdoors!
