## About The Property

Collection of three award winning properties in the Wye Valley, almost equidistant from Hereford and Hay on Wye, offering large groups and family gatherings accommodation to sleep up to 24. The properties offer an amazing peaceful retreat in very beautiful and private surroundings. There are 12 double bedrooms and 12 bathrooms.

Monnington House has a fantastic well equipped kitchen which is geared up for catering and numbers of 24, with a huge island in the centre where guests can gather, chat, chop and cook. Adjacent is the dining area with a very long refectory table seating 24. This room overlooks the large garden and has 3 pairs of large French doors which open out onto the large lawns.  This dining area is very sociable place and connected to both the kitchen and snug.

Sitting areas to choose from include the snug, TV room and drawing room. All have comfy sofas and wood burners and offer spaces to watch TV, play games, read books or have a quiet moment. Monnington House has 6 huge bedrooms, each with its own bathroom. All beds are Hypnos superking zip and link, so bed configurations can be changed with prior notice. All have luxurious Egyptian linen, hypoallergenic bedding and the bathrooms are stocked with organic toiletries made in Wales which supports social enterprise.

The laundry room has an overflow fridge/freezer, larder and big boot room for wellies, coats and dogs. 2 dog crates are supplied.

Adjoining Garden Cottage (which cannot be accessed from the house) has a charming sitting room with French doors onto a private terrace and garden. The small kitchen has basic equipment, a laundry area has washer and dryer. There are 3 double bedrooms with bathrooms, one on the ground floor with ensuite shower room and suitable for those with limited mobility and asthma sufferers as there is a wooden floor.

Across the paddock is The Cider Mill, a pretty bungalow on one level. The enclosed garden is well stocked and pretty at all times of year. The huge open plan living/dining room brims with light and has French doors onto the south facing terrace which is a suntrap and has garden furniture; in summer a BBQ and parasol are provided. The Cider Mill has 3 ensuite bedrooms.

All three properties sit within beautiful and sprawling grounds of over 2 acres. Large lawns with a badminton net are at the main house along with a huge playing field which features 2 football goals. In the outbuildings there's a big games room with pool table and table football and a rustic table tennis room.

The main house has a large south facing terrace with outdoor sofas and chairs and a parasol - a great space to relax and  enjoy a drink. An east facing terrace next to the kitchen has a large outdoor dining table and chairs to seat 24, 2 weber style BBQs in summer and large terracotta pots filled with scented plants.

Explore the market towns of Hereford, Hay on Wye, Presteigne or slightly further a field Ludlow, for independent shops, cafes and galleries. Nearby you can canoe the Wye from Byecross,  go go-karting at Weobley or play tennis or padel in Hereford. The Mappa Mundi in Hereford Cathedral is worth a visit.

Walkers can explore from the house part of the Wye Valley Walk to Bredwardine Bridge and enjoy lunch or tea at either the Red Lion at Bredwardine or Garden Café at Brobury House Gardens - takes about an hour. Hikers can enjoy a good 2 hour walk from the house to Arthurs Stone at Dorstone. Fishermen can optain a pass from the Fishing Passport and enjoy some time on the Wye.

- **Linen:** Fabulous white 400 thread count Egyptian cotton. Duvets and pillows are hypoallergenic. Fluffy white bath and hand towels are provided. Beds made up.
- **Bathrooms:** MH and GC have 7 en suite bathrooms, one bathroom adjacent to one b'room and one shower room adjacent to another b'room.
TCM has 3 en suite bathrooms.
- **Children's Facilities:** 2 cots 2 high chairs. Games room with pool table & table football (under 12s to be supervised). Table tennis room. Playing field with football goal
- **Outdoor:** 2 acre garden with large south facing terrace. Bbq and parasol in summer. Large outdoor eating area for up to 24. Playing field with football goals.
- **Swimming Pool:** We do not have a swimming pool. The nearest is 8 miles in Hereford. Wild swimming in the Wye is nearby. We do recommend you seek professional advice.
- **Parking:** Private parking for 10 cars at Monnington House and Garden Cottage.
Private parking for 5 cars at Cider Mill including 1 covered parking.
- **Smoking:** No smoking is permitted inside the properties. If you do smoke outside please dispose of your cigarette butts.

Monnington on Wye is a small hamlet in the beautiful Wye Valley close to the border of Wales. Monnington on Wye is situated 8 miles from the Cathedral City of Hereford and 12 miles from the delightful town of Hay on Wye. Surrounded by farmland and apple cider orchards. It is peaceful and tranquil and yet pubs, shops and activities are not far away. There are great walking trails from the door.

Farmshop is 1.8 miles.   Nearest pub is The Red Lion at Bredwardine 4 miles.  Convenience Store  and a Post Office in Eardisley 6 miles.
