Monnington House and Garden Cottage are situated in the hamlet of Monnington on Wye in Herefordshire, almost equidistant from the cathedral city of Hereford and book lovers' town of Hay-on-Wye. The properties, which adjoin, have at least 2 acres of private gardens and grounds to enjoy and a huge playing field with 2 football goals. In the outbuildings there is a games room with pool table and table football and also a rustic table tennis room.

Enjoy fabulous walking from the door and lots of local activities within 20 minutes drive, including go-karting, canoeing, fishing and riding; museums to visit and National Trust Gardens and NGS gardens to see; forests and woods to discover; historical interest sites to explore; great local pubs and cafes to suit all budgets to sample and many independent shops and galleries in Hay-on-Wye and Hereford to browse.

Our accommodation is great for large group and multi generational family bookings. There are 9  huge bedrooms with 9 bathrooms. This matched accommodation is extremely difficult to find. Each bedroom has a zip and link super king Hypnos bed. The accommodation is presented as 5 super kings and 4 twins but changes can be made by prior request. We provide 2 complimentary travel cots with no bedding. The kitchen is geared up for numbers and catering. The dining table comfortably seats 18 at one long table and the outside table seats 18 too. There is plenty of crockery, glassware, pots and pans to make catering and entertaining easy and fun.

Dogs are by arrangement and welcome. They love it.

- **Kitchen:** Huge working kitchen in main house with 2 electric ovens, 2 dishwashers, large American F/F, electric Aga, 2 additional fridge freezers. Huge larder.
- **Linen:** White Egyptian 400 count linen. Hypoallergenic bedding. Hotel standard white bath and hand towels.
- **Outdoor:** Huge gardens and grounds of 2 acres, well maintained. Large playing field with 2 football goals.
- **Parking:** Private parking for up to 10 cars.
- **Sitting Room:** There is a snug, TV room with Smart TV, drawing room with card table for board games with wood burners. Additional sitting room in Garden Cottage.
- **Smoking:** Smoking is not permitted in the properties. Should you smoke outside please remember to dispose of your cigarette butts.
- **Telecom Facilities:** There is a landline in Monnington House. This is for your use in an emergency.
- **TV and Music Facilities:** Smart TVs in the snug, TV room and sitting room in Garden Cottage. Simple TVs in the bedrooms.
