## About The Property

Monnington House is a very pretty Georgian farmhouse, sleeping 12 with 6 spacious double bedrooms and 6 bathrooms. Rated 5 Star Gold by Visit England.

During the offpeak seasons and midweeks, plus occasional late availability, Monnington House is available to book on its own when Garden Cottage will not be occupied. Enjoy the huge gardens, grounds, playing field with 2 football goals, games room and table tennis room exclusively.

Situated in the idyllic hamlet of Monnington on Wye, the house is close to the River Wye, the city of Hereford and Hay-on-Wye. A farmshop at the top of lane (Oakchurch) is very handy. Plenty of activities are within 20 minutes drive, including canoeing, kayaking, wild swimming, fishing, riding and gokarting. There are 5 golf courses nearby. Hereford is home to the Mappa Mundi and a huge selection of restaurants to suit all tastes and budgets. A browse through Hay-on-Wye for second hand books, antiques, independent shops and galleries and Richard Booth's Book Cinema is interesting. Historical sites to visit include Arthurs Stone, and a number of National Trust properties including Weir Gardens only 4 miles away.

An unusual choice of fantastic walks to suit all abilities is available, many from the door. Amble through cider apple orchards, or pick up the Bredwardine to Byford section of the Wye Valley Walk and enjoy Monnington Walk, with lunch or tea at the Red Lion at Bredwardine or Garden Café at Brobury House Gardens. Over the river is the Moccas Park Nature Reserve with ancient trees, some of them over 500 years old. For the super fit a walk to Arthurs Stone (2 hours) is recommended, or walk up Hay Bluff.



The kitchen is geared up for catering and numbers, with an electric Aga and everything else you might need. Caterers are available by arrangement and are hugely popular. The dining table comfortably seats 12 and the outside eating area likewise. There's a soft seating area on the south facing terrace.

 A very comfortable snug with underfloor heating and wood burner plus plenty of books, a TV room and drawing room all provide plenty of space to either be together or gather a quiet moment.

We welcome guests from all over the country and world. Our accommodation is very comfortable in peaceful and beautiful surroundings. Dogs welcome by prior arrangement.

## Facilities

- **Dog Friendly:** Up to 2 dogs by prior arrangement. Charges of £25 per dog per weekend and £50 per dog per week apply. Ask to see dog rules.
- **WiFi:** There is good WiFi in the house.
- **Bedrooms:** 4 superkings and 2 twin bedrooms. Supplied with Hypnos beds. All beds are zip and link and can be changed by prior arrangement.
- **Bathrooms:** 4 full bathrooms with bathtub and separate shower cubicle on the first floor. Bathtub only with hand held shower on the second floor.
- **Children's Facilities:** 2 high chairs, 2 cots supplied - please bring your own bedding.
- **Games Room:** Games room with pool table and table football. Table tennis room too. Both are situated in the outbuildings.
- **Heating and Open Fires:** Oil fired central heating. 3 wood burning stoves. 1 basket of logs supplied in the winter months.
- **Dining Room:** Huge dining area adjacent to the kitchen. Easily seats 12.
- **Kitchen:** Well equipped for numbers and catering. 2 ovens, huge fridge freezer, electric Aga, 2 dishwashers. Plenty of crockery, glassware. Laundry.
- **Linen:** 400 count white Egyptian linen is supplied. Hypoallergenic pillows and duvets.
- **Outdoor:** Huge gardens and grounds of 2 acres. Large playing field with 2 football goals.
- **Parking:** Private parking for up to 10 cars.
- **Sitting Room:** There is a snug, TV room and drawing room.
- **Smoking:** No smoking is permitted inside any building. If you do choose to smoke outside please take your butt with you.
- **Telecom Facilities:** A landline is provided in the house for emergency use only.
- **TV and Music Facilities:** Smart TV in the snug and TV room. Basic TV in the kitchen and bedrooms.
