## About The Property

This lovely spacious house is ideal for a special occasion or a large family group. It is in good condition throughout finished to a high standard and is beautifully furnished in an eclectic mix of modern and antique furniture. The rooms are large, light and sunny and a particular feature is the wonderful and large kitchen with an archway leading into the dining room with French doors leading directly onto the garden - an ideal room for a special dinner or family get together. The table has seating for up to 12 including 2 highchairs (one with a tray one without). The house is suitable for a maximum of 10 adults.

The spacious kitchen has a large American style fridge/freezer with ice maker, dishwasher, microwave, two ovens, gas hob and a good sized utility room with washing machine, dryer and extra fridge.

This Edwardian house has spacious light rooms, high ceilings and a window seat. It is an extremely comfortable house with two sitting rooms and space for all with several doors onto the south facing garden. The completely enclosed garden is ideal for the children to play in or to relax and have a glass of wine with a large patio, table, chairs and a BBQ.

The house is an ideal base for exploring the beautiful and unspoilt Suffolk seaside town of Aldeburgh. It is within 5 minutes walk of the high street and beach with its heady mix of boutiques and gift shops, ice cream parlours and art galleries. Fresh fish can be bought daily from local fisherman on the beach and there is even a lifeboat station to explore!

Tennis courts are within a 2 minute walk, there is an excellent golf course (9 and 18 holes) and the children's boat pond all add to the charms of this lovely town.

There is much to do with sailing, two excellent links golf courses at Aldeburgh and nearby Thorpeness, four public tennis courts, a large children's play-ground and all the attractions of a seaside resort - the famous Snape Maltings is within a couple of miles - a great base if you are visiting for the music festival.

## Facilities

- **WiFi:** Wifi, mobile coverage in the house is mainly good.
- **Accessibility:** There is a downstairs twin bedroom and shower room but these have not been specifically built for disabled use. Walk in shower has step up into it.
- **Dog Friendly:** We are happy to accept a dog by arrangement but not in any of the bedrooms or upstairs at all.
- **Kitchen:** Kitchen with central island, bar stools, large fridge/freezer with ice and water dispenser, 2 dishwashers, 2 ovens, microwave, washing machine, dryer.
- **Dining Room:** There is a dining room for up to 10 including 2 highchairs, dresser with pretty china, 2 window seats and doors to garden.
- **Sitting Room:** There are two sitting rooms, so there is lots of room for all, the main sitting room has banks of sofas both near the window seat and the fireplace.
- **TV and Music Facilities:** There is a smart TV, iPod speakers in the main sitting room, music centre in kitchen and a basic TV in the main bedroom.
- **Heating and Open Fires:** Gas central heating, electric fire in the sitting room.
- **Bedrooms:** There are five bedrooms. Spacious main bedroom double bed and 2 singles for children, 2 double rooms and 2 twin rooms.
- **Linen:** All linen provided including towels, tea towels, oven gloves etc but no beach towels.
- **Bathrooms:** There are two bathrooms and one shower room. Main bathroom is en-suite to main bedroom with claw-footed bath, walk in shower, wash hand basin.
- **Children's Facilities:** The house is a large family home so there are children's books and games and the garden is fully enclosed.
- **Outdoor:** The garden is of a good size with mature shrubs and trees, a particular feature is the lovely Wisteria that climbs the house, BBQ and seating for all.
- **Swimming Pool:** No pool but we have a bath house with outside bath, heating, hot and cold running water - ideal for a relaxing bath under the stars.
- **Parking:** There is limited parking for two cars on road outside and further parking is available nearby.
- **Smoking:** No smoking.

- From **£450** per midweek night

## Booking Information

- Prices vary on the time of year but as a guide they range from £2400 to £5000 per week. Pets are charged at £40 each, maximum of 2. Late discounts can be offered, please contact us. Changeover days are Friday in main school holidays but otherwise by negotiation.
