- **Sitting Room:** Large sitting and dining room in Lodge seats 22. Large social area in cottage too.
- **TV and Music Facilities:** Freeview TV.In-house cinema.
- **Games Room:** There is a games room within the lodge, with 8 ball pool, darts and fooseball, with a small kitchen area suitable for using as a bar, with fridge.
- **Heating and Open Fires:** Log burning stoves in Lodge and cottage. Full oil fired central heating throughout.
- **Bedrooms:** 4 twins zip and link, 2 king, 1 twin, 1 family room with king and bunks, 1 family room for 4 in 2 zip and link and 2 day beds.
- **Linen:** All household linen provided including towels and bed linen. However, it is recommended that guests bring spare pool towels.
- **Bathrooms:** Lodge - 4 en suite showers, family bathroom, shower room, WC.
Cottage - shower room.
Studio - bathroom.
- **Children's Facilities:** High chair and cot available on request. Please be aware that there are water features within the grounds.
- **Outdoor:** Patio furniture, large garden and barbecue.
- **Swimming Pool:** Large private indoor heated pool 5.5m x 15m. Spa located within pool building. Guests advised to bring extra towels. Separate games room with bar.
- **Parking:** Several off road parking spaces in front of the courtyard.
- **Smoking:** No smoking allowed in or on the property.
- **Kitchen:** Range cooker (6 rings, 2 ovens). tea urn, washing machine, 2 fridges, 2 microwaves, wine cooler, coffee machine. Dishwasher in Lodge and cottage.
- **Dining Room:** Dining room in Lodge seats 22. Large social area in cottage.

- Non refundable deposit of £750 required to secure booking. In addition, there is a £500 good housekeeping bond.
