The cottages at Newhouse Farm were formerly farm buildings, some in the traditional courtyard setting. Light and airy, with plenty of space they have been thoughtfully converted, furnished and equipped to a high standard to create comfortable accommodation with all the modern facilities you would expect to find. The Linhay is wheelchair accessible and has en-suite wet rooms. Free WiFi is available throughout and some cottages have wood burning stoves, Sky TV and private courtyard gardens.

In addition, the indoor heated swimming pool with counter current jets, traditional sauna, children's play areas, 9-hole crazy golf course, fishing lake, games and sport facilities are perfect for the active. For quieter moments the communal gardens and courtyards provide plenty of space and diversion, while the grounds, woods and surrounding countryside offer endless opportunities for exploration. The Hayloft function room seats up to 47 people and is perfect for large groups of guests to meet, eat and party in and the lodge means a barbecue can be enjoyed whatever the weather.

Newhouse Farm is just outside Witheridge village, 10 miles from Tiverton, in the middle of the Devon heartland. Set amidst unspoilt countryside it offers a sense of incomparable peace and unrivalled tranquillity from the moment you arrive. Exmoor and Dartmoor National Parks are within easy reach as are the North and East Devon beaches.

- **Dog Friendly:** Very welcome, with a charge of £50 per dog per week. Maximum 2 per cottage.
- **Accessibility:** The Linhay has full accessibility for wheelchair users. It sleeps 6 guests in one king and two twin bedrooms with 3 wetrooms.
- **WiFi:** Phone with honesty box. WiFi in every cottage and communal areas. The Linhay also has a telephone with honesty box.
- **Kitchen:** Fully equipped kitchens, all with dishwashers, and plenty of crockery, glasses and cutlery suitable for the number of guests.
- **Dining Room:** Dining tables and seating appropriate to the cottage occupancy. Highchairs available at no extra cost.
- **Sitting Room:** All very well appointed, with leather furniture, flat screen TVs and DVD players. Some cottages have wood burning stoves.
- **TV and Music Facilities:** All have flat screen TV with Freeview and DVD player. Free WiFi throughout. Elm Barn, The Linhay and Trotters have Sky TV (sports and movies).
- **Games Room:** Table tennis and pool tables, table football, indoor fun badminton and toddler soft play room. Board games, DVDs, books and jigsaws to borrow.
- **Heating and Open Fires:** Electric/oil central heating and wood burning stoves.
- **Bedrooms:** Twin and double rooms, some with king-size beds. Elm also has a family bedroom consisting of a double and single bed.
- **Linen:** All bed linen and towels provided - except swimming towels and cot bedding.
- **Bathrooms:** All have bathrooms with showers, except The Linhay which has 3 wet rooms. All bathrooms have electric heated towel rails.
- **Children's Facilities:** Travel cots, high chairs, bed guards, stair gates available at no extra charge. We have a toddler's soft play room and outdoor children's play areas.
- **Outdoor:** 14ft trampoline with safety net; swings and slides; fields for ball games; 9-hole crazy golf; fishing lake; stream; BBQs; and 30 acres of land to roam
- **Swimming Pool:** The indoor heated swimming pool, with counter-current jets, is open all year from 9am-9pm.
- **Parking:** There is ample private parking.
- **Smoking:** Smoking is not permitted.
