## About The Property

Norden House is a Georgian farmhouse newly refurbished into a beautiful self catering letting house to comfortably sleep 14 and set within it's own grounds overlooking the ruins of Corfe Castle.

Norden House is a wonderful property offering spacious downstairs living making it ideal for large families and groups of friends to enjoy being away together. All the bedrooms are a generous size with TVs and an en-suite in every room (one bath en-suite).

The house boasts a large lawn and mature garden which includes an all-weather pavilion, providing a perfect shelter for a barbeque in any weather, or a cosy evening around the fire pit.

Also located at Norden is a farm shop and a family campsite - conveniently located to offer additional accommodation for further family and friends to stay nearby.

The house is ideally situated for using local transport, with bus stops at the site entrance and the steam train to Swanage just a short walk away, which makes us the ideal base for exploring the Isle of Purbeck. Set back from the main road, but with easy access, the site is under a mile from the historic village of Corfe Castle. The ancient town of Wareham is only 3.5 miles from us and just 15 minutes drive away are Studland Bay and the seaside town of Swanage. There is a footpath leading directly to the village of Corfe where you will find 3 pubs along with several shops and the village bakery, and of course you can visit the ruins of Corfe Castle owned by the National Trust with their gift shop and tea rooms.

For those who like to be active, there are numerous cycling and walking routes directly off the farm and we allow people on-site to access the top of the hill, from where they can enjoy panoramic views of the Isle of Purbeck and Poole Harbour and on a clear day the Needles on the Isle of Wight.

Arne Bird Reserve, Brownsea Island, Monkey World, Bovington Tank Museum, Durlston Country Park, Dorset Water Park, to name a few attractions, are all within 10 miles.

## Facilities

- **Dog Friendly:** We welcome up to 3 dogs by arrangement. Dogs must be kept downstairs and not allowed on furniture. Please clean up after your dog - dog bin provided.
- **Accessibility:** Ground floor bedroom with wet room and disabled access ramp from the carpark. Downstairs bedroom also has a disabled pull cord alarm.
- **WiFi:** Mobile signal is varied depending on your network. WiFi available throughout the house.
- **Kitchen:** Large gas range cooker with double oven and grill, integral oven and microwave, dishwasher, American fridge freezer, wine cooler, bar style island.
- **Dining Room:** Comfortably seats 14 diners, large spacious light room with original window shutters - wooden flooring and fireplace.
- **Sitting Room:** 2 spacious lounge areas with comfortable seating - can be divided by French doors. Original wooden floors.
- **TV and Music Facilities:** CD player with speakers connecting into both sitting rooms. Large Freeview Smart TV with usb points and DVD player. All bedrooms have Freeview TVs.
- **Heating and Open Fires:** Gas central heating throughout the property.
- **Bedrooms:** 5 double rooms and 2 twins rooms all with en suite facilities. 1 double room on the ground floor with ambulant disabled access and wetroom.
- **Linen:** All bed linen and towels provided.
- **Bathrooms:** All rooms have an en suite shower room. Additional large bathroom with roll top bath. Downstairs has a disabled accessible wet room and extra WC.
- **Children's Facilities:** Cots and two high chairs and an option for additional Z beds (2max). Puzzles and books in hallway.
- **Outdoor:** The house has recently had a timber pavilion installed, comfortably seating 25 people, providing ideal shelter for BBQs or fire pits in any weather.
- **Swimming Pool:** There is no swimming pool, but glorious beaches are nearby.
- **Parking:** Ample gravel car park.
- **Smoking:** The house is non-smoking throughout - this includes e-cigarettes (fire alarm system sensitive). Smoking outside only.

- From **£2015** for a 3-night weekend

- From **£510** per midweek night

## Booking Information

- 25% non-refundable deposit to secure the booking. 75% balance to be paid 4 weeks prior to arrival date. Security deposit is required 24 hours before checking in (£500). Arrival time after 4pm and departure time by 10am. Changeover day usually Friday or Monday.
