Norley Moat House is a beautifully elegant Georgian country house on a farm with great views over the Stour Valley. Surrounded by woodland and fields, it is a dream of a property for family and friends gatherings at any time of year. There are plenty of walks from the door to be enjoyed as well as opportunities for cycling to explore pretty Suffolk villages.

Haverhill is the nearest town just 7 minutes away on the borders of Essex and Cambridgeshire. Newmarket, the centre of British Horse Racing is 20 minutes away. Bury St Edmunds is 30 minutes from Norley Moat and renowned for St Edmundsbury Cathedral and award winning restaurants such as the only Michelin Star in Suffolk. The university city of Cambridge is under 40 minutes by car and well worth a visit to sample many of the beautiful historic buildings or a punt on the River Cam. There are lots of beautiful villages and National Trust properties in the area to visit too.

As part of the Little Bradley Estate, the house is an idyllic rural retreat surrounded by its very own moat on 3 sides. The large garden is fenced on the inside to make it as safe as possible for children although it is wise to keep an eye as always. The private access and sweeping driveway is a very impressive approach to this lovely classic property.

Inside continues the theme with a lovely entrance hall and rooms off. The light and airy drawing room is the perfect place to socialise with squishy sofas and a cosy wood burning stove. The formal dining room for 10 is where special meals can be shared although perhaps breakfast can be taken at the country kitchen table. Outside the patio or alternative seating area are pleasant spots for morning coffee or evening drinks.

Upstairs, bedrooms are individually designed with luxurious soft furnishings and pretty garden views. A mix of doubles and twins offers choice and flexibility. Bathroom facilities are roomy with attractive fixtures and fittings.

Really well equipped kitchen includes dishwasher, washing machine and dryer. Large kitchen table.

There is a spacious drawing room with lots of comfy sofas and wood stove. There is also a sitting room with large wide screen TV. Outside patio area.
There is a 45" HD TV in the smaller sitting room.
WiFi is available throughout the house.
There is a children's TV and gaming room, and plenty of games for guests to enjoy.
There is a wood burning stove in the drawing room. Central heating throughout.
There are 2 doubles and 3 twins.
Good quality bedding and bathroom towels are provided.
Spacious family bathrooms and WCs.
No specific facilities.
High chair, children's tableware and board games for children. The house has a moat on 3 sides so young children need to be supervised.
Patio with garden furniture, barbecue and a fire pit. The garden is large with mature trees and shrubs plus extra seating space.
There is no pool.
Ample off road parking for all guests.
No smoking inside please.
Pets are allowed by prior arrangement. A maximum of 2 dogs please and they aren't allowed to go upstairs.

Location

Located very close to the village of Little Bradley and is part of the Little Bradley Estate. The market town of Haverhill is a 10 minute drive. Cambridge 30 minutes accessed by A14 or A11.
The market town of Haverhill is 10 minutes away. Newmarket the centre of British Racing is 15 minutes away. Cambridge and Bury St Edmunds are both 30 minutes from the house.
There is a Sainsbury's, Tesco Extra and Aldi in Haverhill.
There is a range of pubs and restaurants in the surrounding villages and towns.

Booking Information

Check in after 4pm. Check out by 10am. No smoking. No parties without permission. Caution must be taken as the house is surrounded by water.
