## About The Property

The property can accommodate families or groups of between 10 and 42 in self-contained wings of the manor, which can be rented separately or together for very large groups.

The west wing of the manor (Little Northcourt) will accommodate 16, and the north wing (Northcourt House) 20. If required, there are 2 additional bedrooms in the east wing (Northcourt), which can be rented with the north wing.

The bedrooms benefit from the use of 17 bathrooms, so all but one bedroom has its own bathroom, of which 15 are en-suite, all furnished in a traditional way.

The property stands in 15 acres of luxuriant gardens, set amongst Downland in a picturesque setting.

This is an excellent walking base and ideal for those wanting to visit the Isle of Wight attractions or for those just wanting to relax in a country house atmosphere surrounded by magnificent gardens.

We have 2 pianos, 2 table tennis tables, a snooker table, and a grass tennis court (usable only during the summer within certain times).

There is a wood-burning stove and open fire to sit by on a winter's day, with biomass central heating throughout, keeping the house wonderfully cosy.

The function can be used for entertainment with a baby grand piano and table tennis table or as a formal dining room large enough for 50+ to banquet in.

Fibre broadband is available from two Wi-Fi hubs located in the house.

The village Crown Inn can be accessed as a short walk through the garden.

## Facilities

- **Dog Friendly:** We accept up to 2 well-trained mature dogs on the ground floor only. There is a field at the front of the house and plenty of accessible walks.
- **Accessibility:** Ground floor bedroom and ensuite for less able visitors but full disabled access not possible. Contact us for access statement.
- **WiFi:** High-speed fibre-broadband Wi-Fi access.
- **Kitchen:** Kitchens available in each wing with double oven electric ranges, a number of fridges and well stocked with utensils, crockery, cutlery etc.
- **Dining Room:** Function room for up to 50+, or 14 in the West wing, or up to 20 in the kitchen diner in the middle wing.
- **Sitting Room:** Sitting rooms in all wings with open fires or wood burning stoves.
- **TV and Music Facilities:** Smart TV's available with Netflix. Bluetooth enables speakers with DAB radio.
- **Games Room:** 30 foot games room in central wing with table tennis.
- **Heating and Open Fires:** Biomass central heating, supplemented by wood burning stove and open fireplace.
- **Bedrooms:** 7 in west wing (Little Northcourt), 9 in north wing (Northcourt House). If required, additional bedrooms are available in other parts of the house.
- **Linen:** Linen and towels are provided. No beach towels.
- **Bathrooms:** 7 in the west wing, 8 in the north wing.
All except one have a shower, 10 have baths as well as showers, some over the baths.
- **Children's Facilities:** Playroom for table tennis and small pool table. Paddock with outdoor games.
