## About The Property

Northfields House is an exceptionally fine country home set in its own grounds of around three acres. There are few houses which provide such spacious accommodation with large rooms, splendid stone fireplaces, oak floors and other period features while at the same time retaining the warm cosy feeling of a family country home.

The house is available for self-catering although, if required, we are able to offer a fully catered service (please ask for menu) with an excellent chef and staff. We also specialise in helping to organise corporate events and provide a mixture of professionalism and informality which blends well with the relaxed and comfortable surroundings of Northfields House.

The grounds consist of well tended lawns, mown paths through the natural wooded area and some magnificent mature trees. There is a well maintained grass tennis court, (summer use only) a croquet lawn (summer use only/mallets and balls provided) a BBQ/terrace area seating up to 28, an outdoor heated swimming pool, (summer use only) table football and a squash court attached to the house with a viewing gallery off the upstairs landing.

Northfields House has been in the same family for nearly sixty years and the house and gardens are a reflection of the family’s sympathetic conservation of an original Edwardian Country House.

There are fourteen bedrooms, which sleep up to twenty eight guests, and eleven bathrooms. All the principal rooms face south and overlook some magnificent mature trees and a garden which has been extensively landscaped. The house is extremely well kitted out in every respect down to the smallest detail. It is very easy to turn up and immediately feel as though you are at home.

Sporting and leisure activities in the area include several golf courses, two at nearby Goodwood, plus a driving range at Chichester golf centre, horse racing at Goodwood and Fontwell Park, sailing at Chichester Harbour and wonderful walking and riding on the South Downs. Riding lessons available locally.

- **Dining Room:** The oak panelled dining room seats 16, the pillared dining room seats 28
- **Sitting Room:** Drawing room, sitting room, play room, music room, morning room and den. Two concert pitch grand pianos.
- **TV and Music Facilities:** Television, DVD player, one concert Bechstein grand piano, one Steck baby grand piano, both kept at concert pitch.
- **Games Room:** Yes with various family games, puzzles, jigsaws and table football.
- **Heating and Open Fires:** Oil fired central heating and open fires.
- **Bedrooms:** 14 bedrooms: 4 doubles, (3 en-suite) 7 twins, (3 en-suite) one large attic quad, (en-suite) and two further singles, 4 further bathrooms.
- **Linen:** All bed linen and bath towels supplied. Swimming towels not provided.
- **Bathrooms:** A mixture of baths and showers (11 bathrooms in all with four further loos).
- **Children's Facilities:** Children most welcome, 2 cots available and one high chair.
- **Outdoor:** Mature grounds, wooded area, lawns and croquet lawn, grass tennis court, (summer use only) outdoor seating (28) and BBQs, squash court.
- **Swimming Pool:** Heated outdoor swimming pool with child proof electric safety cover - summer use only.
- **Parking:** Parking for 20 plus cars, further space available in orchard.
- **Smoking:** Northfields is a no smoking house. Smoking outside only.
