## About The Property

Nougayrede Bas is a picturesque villa situated near Cahors in the valley of the river Lot. An authentic French farmhouse and barn conversion, the house is built traditionally of attractive champagne-coloured local stone under a pan-tiled roof. It has been restored to offer a high standard of comfort and character. The house stands on its own in an elevated position with spectacular views over surrounding farmland.

This spacious farmhouse is a great venue for family holidays, reunions with friends and getting together to celebrate special occasions. Please note that the farmhouse and barn are only let together, so a group has exclusive use of the whole property.

The farmhouse and barn are roomy and full of character, with attractive exposed stonework. All floors are tiled, and the décor is in warm, farmhouse colours. In the farmhouse there is full oil-fired central heating and a large open fire, with logs provided. The barn has electric heating.

Nougayrede Bas is well positioned to offer plenty of choice of activities to groups staying here. Surrounded by historic towns and villages, there are markets to visit most days, caves to explore, local concerts, plenty of choice of exceptional restaurants and vineyards for wine tasting. The more active can enjoy canoeing on the rivers, good walking and cycling routes, as well as tennis locally, and a 9-hole golf course within easy reach.

- **Dog Friendly:** Pets are free, but we ask you to keep them out of the pool.
- **Accessibility:** In the barn, everything is at at ground-floor level: bedrooms, bathrooms, kitchenette: suitable for wheelchair access.

- **Kitchen:** Spacious working surfaces and wall units. Larder-type fridge, separate freezer, dishwasher, microwave, electric induction cooker, extractor fan.
- **Dining Room:** Internally an open plan dining area seats 12. Alternative external dining-terrace at first-floor level, with wide southerly views, also seating 12.
- **Sitting Room:** Spacious open plan living area with comfy sofas and easy chairs for 12. Large open fireplace.
- **TV and Music Facilities:** Satellite TV with English channels. CD and DVD players. Hi-fi. Wide selection of DVDs and CDs.
- **Games Room:** Table tennis outside. Plenty of indoor games, Monopoly, Scrabble.
- **Heating and Open Fires:** Central heating in all rooms. Hearty open fire with free logs.
- **Bedrooms:** 3 bedrooms are spacious bed-sitting suites with king-sized double beds (2 also with an extra single). 2 have twin beds. All have en suite bathrooms.
- **Linen:** Bed linen provided.
- **Bathrooms:** All bedrooms have en suite bathrooms with shower. Family bathroom has bath and separate shower.
- **Children's Facilities:** Stair gate, high chair.
- **Outdoor:** Chimney-type barbecue with charcoal provided.
- **Swimming Pool:** Large pool with Roman steps: 40 feet X 20, depth 3 feet to 7 feet. Heated by arrangement.
- **Parking:** Covered garage for 1 car. Plentiful open-air parking for several further cars.
- **Smoking:** Not indoors please.

## Booking Information

- Saturday changeover. All prices in sterling, and include everything. There are no extras, except the damage deposit of £250 which is returned when you get home. Full week bookings only please.
