Choose from 12 self-catering cottages and a large Farmhouse, which you can book individually or in combination. Perfect for hosting parties, wedding receptions and other special occasions. We can accommodate up to 54 guests. The Old Farmhouse sleeps 8 5 Mews Cottages sleep 4 each 3 Traditional Cottages sleep 4 each 2 Courtyard Cottages sleep 4 people 2 Accessible Cottages sleep 3 each We are a beautiful rural property overlooking the Ashdown Forest in East Sussex. Originally a deer hunting forest, this is now one of the largest free public access spaces in south-east England. A short distance from Brighton and the beaches of the south coast, and with easy access to London, Nutley Edge is the perfect destination for couples, families or groups looking to get away from it all. There are lots of outdoor activities nearby, or just enjoy some peace and quiet. Originally a working farm, the buildings have been converted into self-catering holiday cottages. Set on 11 acres of rolling farmland, feel free to roam our paddocks, as well as our wildlife habitats, including a wildlife pond, spruce woodland and ancient gill woodland. The Farmhouse has a large open-plan living/dining area, and log burner. There is a flatscreen TV, DVD/Blu-Ray player . On the first floor are 4 bedrooms, 2 en-suite. We have room for a group of 18 to dine together making this, taken with a couple of smaller cottages, the ideal setting for a family get-together. Our 2-storey Traditional Cottages have an open-plan kitchen/living area, with both bedrooms on the first floor. Each has patio doors leading to a private garden with outdoor furniture, where you can enjoy wonderful views over woodland. The Mews Cottages are cosy bungalows, with sliding doors leading to a decked area overlooking woodland and our nature trail. The cottages have an open plan kitchen/living area, 2 bedrooms and wet room. The Courtyard Cottages have open plan kitchen/living areas and wet rooms, and are set around a courtyard garden with seating area, along with our 2 wheelchair-accessible cottages. ## Facilities - **Dog Friendly:** Pets are very welcome. There is plenty of open space on site and nearby for walks. There is an additional charge of £35 per dog. - **Accessibility:** Two wheelchair-accessible cottages. Widened doors, wheel-in shower and lowered light switches. Farmhouse has disabled toilet facilities downstairs. - **WiFi:** Free guest WiFi - **Kitchen:** Oven, hob, fridge/freezer, washing machine, toaster, kettle, microwave. Farmhouse has electric range cooker. Mews and farmhouse have dishwashers - **Dining Room:** Real wood furniture seating up to 4 in the cottages. Farmhouse has flexible layout seating up to 22. - **Sitting Room:** Modern comfortable leather sofas, brightly coloured soft furnishings, accent lighting. - **TV and Music Facilities:** Smart TV's in all cottages. - **Games Room:** There is no games room on site but an outdoor games area. - **Heating and Open Fires:** All accommodation fully heated. Farmhouse also has a wood burner. - **Bedrooms:** Accommodation has either zip and link beds or single pine beds. Farmhouse has two bedrooms with en suite facilities. - **Linen:** All bed linen and towels are supplied. - **Bathrooms:** Wet rooms with electric shower. Wheelchair-accessible cottages have fixed shower seats. Traditional Cottages have bath and overhead shower. - **Children's Facilities:** Three travel cots for hire but guests need to bring linen. There is a children's play area with outdoor games, including table tennis. - **Outdoor:** Courtyard garden and seating area. Picnic tables around the site. Brick built barbecues available.
