Holiday Rental for Groups of Families and Friends. The Old Brooder, Lavenham, Suffolk, sleeps 2 - 22 in 5 bedrooms.

The Old Brooder Bunkhouse, and Shepherd’s Hut, together sleeping 22, is situated down a quiet farm track but within 3 miles of historic Lavenham, 1.25 hrs from London by train and 1 hr from Stansted airport. It is peacefully surrounded by environmentally-friendly farmed countryside, with Grade II* listed hall farmhouse and aisled barns.
These bunkhouse rooms are ideal for teams on tour, school groups visiting nearby Kentwell Hall or the coast, or as overflow from our Tudor barn for large residential groups (combined total 40+ guests) studying the environment, art, photography or the Tudors or WWII here on our quiet farm. Bring your tutors (or ask what tuition we can offer) and study farmland habitats; run catch-up art/photography sessions in a beautiful landscape with ancient barns, hedges, trees, wildflower meadows, ponds; enjoy the peace and write poetry; run, hug trees or orienteer; eat together inside, picnic or barbecue outside; play football or rounders on the meadows; or ping-pong, badminton or table football. Ask us about the massive Tudor barn for dance, yoga, drama and concert space.
Beyond, you can explore the local medieval Wool Towns Duke of Edinburgh Award style on footpaths or cycle the peaceful village roads of the South Suffolk Cycle Route (we have bikes), hire boats (canoe/kayak) on the River Stour, Go Ape in Thetford Forest, or visit the Suffolk coast. Newly kitted out, we’ve tried to be really practical with the sleeping space. There is an upstairs bedroom that sleeps 8 (conventional beds) and downstairs a bunk-bedroom that sleeps 8, and two twin-bunk bedrooms for those who want more privacy or for supervising staff – all extra-wide bunk beds with thick comfy mattresses. There are four showers and four loos, including a downstairs wet shower room for less mobile guests. We can unpack a supermarket delivery, organise catering or you can do it all yourself.

Cosy upstairs sitting room with sofas/armchairs for 22 - TV, board games, book shelf, local tourist info, planned cycle/walk routes, farm activities.

TV and Music Facilities

TV and WiFi; small, portable sound system/iPod dock for indoor use only.

Games Room

Table football, table tennis outside. Tennis court occ available midweek - ask.

Central heating - warm on arrival in winter!

Bedrooms

Upstairs 1 x 8 single beds. Downstairs bunk bedrooms: 2 x 2, 1 x 8 - 3ft wide single, comfy mattresses in joiner-made oak bunks. Shepherd's hut 1 x 2.

Linen

Linen provided, beds made up. Towels available @ ÂŁ2.50.

Bathrooms

Total 4 showers, 4 loos: Downstairs - 2 showers, 2 loos, 1 wet shower room/loo for less mobile guests. Upstairs - 1 shower/loo room.

Children's Facilities

Limited for those under the age of 10. Age-appropriate board/outdoor games, books, planned farm and wildlife activity ideas.

Outdoor

20 bikes. BBQ, table tennis & football, badminton, garden games. Meadow for football/rounders. Explore our farm wildlife. Occ tennis court midweek.

Swimming Pool

There is no swimming pool.

Parking

Huge car park - and somewhere to store your bikes under cover.

No smoking inside. Covered area outside for smokers.

Booking Information

Ask for a quote. Flexible booking periods but usually: 2-night w/e Friday 4pm – Sunday midday, or 3-night to Monday midday; midweek flexible. Damage deposit £400. Read t&cs for what is included, booking procedure, notes esp on noise, children, rowdy groups. Sorry no stags or really rowdy groups.

0.5 mile down Milden Hall’s farm drive. 3 miles from Lavenham, 1.25 hrs train from London Liverpool Street (Sudbury station 15 mins), trains from north/west to Bury St Edmunds,1 hour Stansted airport.

  • Too rural for a bus here! Nearest bus stop 3 miles or so in Lavenham.
  • Sudbury train station - 6.6 miles, 15 mins, ÂŁ12+ taxi journey. Bury St Emunds 15 miles.
  • Lavenham 3 miles with supermarket, butcher, baker, antique shops, pubs, tea shops. Sudbury, with train station 6.6 miles, supermarkets, market day. Bury St Edmunds 15 miles, Colchester 19 miles.
  • Monks Eleigh community post office 2 miles.
  • The Swan Inn, Monks Eleigh 2 miles. Several others a bit further in all directions.
  • Stansted Airport - 39 miles, 1 hr drive, ÂŁ55 taxi journey or less.
