Comfortable and affordable bunkhouse sleeping 22 with plenty of space for family and friend groups, near Sudbury

Holiday Rental for Groups of Families and Friends. The Old Brooder, Lavenham, Suffolk, sleeps 2 - 22 in 5 bedrooms.

The very comfortable Old Brooder is situated down a quiet farm track within 3 miles of historic Lavenham but accessible from afar - 1.25hrs by train from London or come from the north and 1 hr from Stansted airport. It is peacefully surrounded by wildflower meadows and hedged countryside, with Grade II* listed hall farmhouse and aisled barns. Here, friends, walkers, cyclists, civilised hens, teams on tour, schools, scouts or those with a modest budget can get together on our environmentally friendly farm.

Whilst called a bunkhouse, it is a seriously lovely one with artwork all over the walls, a riot of colour (stained glass windows, textiles, tiles, goatskin lamps ...) and you can relax on comfy sofas in the upstairs sitting room. The sunny upstairs bedroom sleeps 8 (conventional beds) and downstairs there are two twin-bunk bedrooms for those who want more privacy and a bedroom that sleeps 8 in extra-wide bunk beds with thick comfy mattresses. A lovingly restored ancient Shepherd's Hut sleeps 2 more adjacent. Four showers/loos, inc wetroom for less mobile guests.

You can cook and eat together in the well-kitted kitchen - and we can unpack a supermarket delivery for you or you can pre-book delivered meals that you simply get out of the fridge/freezer on arrival.

Here you can enjoy our ancient meadows, ponds, woods and hedges - bring your binoculars, check out the birds and butterflies, run, hug trees, pond dip, read, bike, photograph, paint and, at the end of the day, eat together and on a summer evening you can barbecue outside and play ping-pong, croquet, badminton or table football - or cycle to one of the many excellent local pubs. For parties, concerts, yoga, dance or indoor classroom if it's wet, (or another 23+ bedspaces) ask about our huge beautiful Tudor barn.

Borrow our 20 adult road bikes to explore - try out our Wool Village bike quiz on peaceful country lanes of the South Suffolk Cycle Route and our own planned circular cycle and footpath routes. Or kayak down the River Stour, Go Ape in Thetford Forest, or visit the Suffolk coast. Or simply potter around local National Trust properties, gorgeous churches or antique shops.

Upstairs 1 x 8 single beds. Downstairs bunk bedrooms: 2 x 2, 1 x 8 - 3ft wide single, comfy mattresses in joiner-made oak bunks. Shepherd's hut 1 x 2.

Linen

Linen provided, beds made up. Towels available @ £2.50.

Bathrooms

Total 4 showers, 4 loos: Downstairs - 2 showers, 2 loos, 1 wet shower room/loo for less mobile guests. Upstairs - 1 shower/loo room.

Children's Facilities

Limited for those under the age of 10. Age-appropriate board/outdoor games, books, planned farm and wildlife activity ideas.

20 bikes. BBQ, table tennis & football, badminton, garden games. Meadow for football/rounders. Explore our farm wildlife. Occ tennis court midweek.

There is no swimming pool.

Huge car park - and somewhere to store your bikes under cover.

Booking Information

Ask for a quote. Flexible booking periods but usually: 2-night w/e Friday 4pm – Sunday midday, or 3-night to Monday midday; midweek flexible. Damage deposit £400. Read t&cs for what is included, booking procedure, notes esp on noise, children, rowdy groups. Sorry no stags or really rowdy groups.

0.5 mile down Milden Hall’s farm drive. 3 miles from Lavenham, 1.25 hrs train from London Liverpool Street (Sudbury station 15 mins), trains from north/west to Bury St Edmunds,1 hour Stansted airport.

  • Too rural for a bus here! Nearest bus stop 3 miles or so in Lavenham.
  • Sudbury train station - 6.6 miles, 15 mins, £12+ taxi journey. Bury St Emunds 15 miles.
  • Lavenham 3 miles with supermarket, butcher, baker, antique shops, pubs, tea shops. Sudbury, with train station 6.6 miles, supermarkets, market day. Bury St Edmunds 15 miles, Colchester 19 miles.
  • Monks Eleigh community post office 2 miles.
  • The Swan Inn, Monks Eleigh 2 miles. Several others a bit further in all directions.
  • Stansted Airport - 39 miles, 1 hr drive, £55 taxi journey or less.
