## About The Property

The perfect celebration property, specialising in Bridal showers, Family Birthdays and Ladies Weekends. Accommodates 14 guests as standard with the option of 6 additional guests (max 20 guests).

Formerly a Victorian granary and railway warehouse, this converted property offers an ideal retreat for large family, friends and smaller corporate groups. Some of the original features are still apparent in the building. The lower long building, now housing the bedrooms and bathrooms, was originally the railway warehouse and workshops.

Set within approx 2 acres framed by the Burton Agnes Estate. A superb base for enjoying the East and North Yorkshire coastline, exploring the beautiful Yorkshire Wolds or simply to relax and enjoy the country setting.

Come on in...

The light and airy dining room easily seats 18 with enough room to dance. Its high ceiling displays the original beams and grain hatch detail. An oak spiral staircase leads to the lounge, which spans the upper floor of the original granary, and provides comfortable seating for 16. There's a large flat screen TV with full Sky package.

There are 5 spacious suites and bedrooms, all with seating area.

And outside guests can enjoy the outdoor dining room and hot tub within the courtyard.

Burton Agnes Station is no longer in service, however the Bridlington to Hull two carriage, speed restricted service still passes twice an hour (peak time) running between 6.40am and 10.40pm. Guests should be assured that the line is not accessible from the house or garden and been commented on as endearing rather than intrusive by our guests.

## Facilities

- **WiFi:** Complimentary unlimited WiFi is available throughout the property.
- **Accessibility:** The property is not ideal for the elderly or infirm. No wheelchair access is available.
- **Dog Friendly:** As much as we love animals, we advertise as a "pet free property" for the benefit of allergy sufferers, so therefore we are unable to permit pets.
- **Kitchen:** Fully equipped kitchen with range style oven, 7 ring hob, large fridge/freezer, microwave, dishwasher. Ample crockery and glassware.
- **Dining Room:** Our large dining room is fabulous for dinner parties, seating up to 22. Let "Treats @ The Retreat" turn it into your very own restaurant with service.
- **Sitting Room:** Massive lounge with 5 sofas and large smart TV with fantastic rural views. This converts to your dance studio and mini night club.
- **TV and Music Facilities:** Smart TV with Netflix and in the lounge, free view in all bedrooms. Bluetooth speakers in the lounge and dining room.
- **Games Room:** We have large party spaces and provide amazing entertainment packages so we don't really need a games room.
- **Heating and Open Fires:** The house has central heating with a mix of traditional style cast and modern radiators. The Old Granary is a listed building without a chimney.
- **Bedrooms:** 2 large family en suites for up to 4, 1 large family en suite for 4 (plus 2), 2 double or twin rooms plus an additional bed on request in each.
- **Linen:** All beds are freshly prepared for your arrival. Bathroom towels are provided. We ask that guests use their own towels / robes for the hot tub please.
- **Bathrooms:** 3 large en suite bathrooms and 1 house bathroom. All bathrooms have bath and shower facilities.
- **Children's Facilities:** Walled courtyard, lawn with climbing frame, slide and swings.
- **Outdoor:** Courtyard with hot tub.
- **Swimming Pool:** 8 seater hot tub included in rental. Swimming and leisure facilities are available 2 miles away, at Driffield and Bridlington leisure centres.
- **Parking:** Ample private parking for up to 12 vehicles.
- **Smoking:** The house is a smoke free zone. Smokers are welcome to smoke in the courtyard and garden.
