Our 3 holiday barns, set around a courtyard, offer very comfortable 4 star accommodation. Ideal for multi generational groups and perfect for friends and family gatherings, celebrations, special occasions, big birthday dinners and reunions for up to 15 people. The individual properties work very well for groups, giving guests plenty of their own space while being together.

With facilities for the less mobile, a huge table where everyone can eat together, an indoor astro turf playbarn and covered swimming pool (Easter until the end of September), beautiful farm walks, cycling routes and just a short drive to the wonderful Heritage Coast, we can offer something for everyone. Discover some of the charming Suffolk market towns and great pubs in nearby villages. What`s not to like?!

Oh yes, and we even allow 1 well behaved dog in each of the 2 larger barns so nobody needs to be left at home!

The Old Corn Mill sleeps 6 in 3 bedrooms, all en suite. This is the most spacious, and the perfect barn to gather in, as it hosts the huge table, easily seating 15/16 guests. With a very helpful, local caterer on hand, we can help to ensure that relaxation is high on the agenda. We can provide highchairs and booster seats so that all ages can sit down for some wonderful meals and special time together. So many memories have been made around the table.

Henry's Barn sleeps 6 and has the added advantage of a downstairs bedroom with an en suite wetroom. Ideal for anyone who struggles with mobility. The open plan kitchen, dining and living area has super large patio doors that open out onto a raised terrace with patio furniture and wonderful views across the Suffolk grazing meadows.

The Old Dairy sleeps 3 in 2 bedrooms, and is situated in the centre of the courtyard. Even though it is the smallest barn, it is surprisingly spacious while remaining cosy in the winter months. The Indian sandstone patio, with furniture, is at the front of the property and is south facing for the best of the sunshine.

## Facilities

- **WiFi:** Free use of wifi on site. The strength of mobile reception varies depending on providers, but on the whole it is good.
- **Accessibility:** Henrys has a downstairs twin room with ensuite wet room and rails etc, while The Corn Mill has a ground floor twin bedroom with shower room.
- **Dog Friendly:** We allow one, small, well behaved dog to come on holiday in The Old Corn Mill and Henrys Barn. A few `house rules` apply!
- **Kitchen:** All the kitchens are very well equipped with modern ovens, hobs and microwaves.
We provide everything from tea towels to dishwasher tablets!
- **Dining Room:** Each property has kitchen/dining areas suitable for the number of guests in that property. However group dining can be arranged in The Corn Mill.
- **Sitting Room:** All of our sitting rooms are very comfortable and tastefully furnished. They have either underfloor heating or electric wood burners or both!
- **TV and Music Facilities:** Each of our barns have TVs with freeview and DVD players which also play CDs.
We also have WiFi on site.
- **Games Room:** We have two games rooms. One with the pool and table tennis, ride on toys, board games as well as an indoor astro turf, multi sport pitch with goals.
- **Heating and Open Fires:** Henry`s Barn and the Corn Mill both have underfloor heating downstairs and radiators upstairs. The Old Dairy has central heating throughout.
- **Bedrooms:** All decorated individually and tastefully. We have twin beds and king-size double beds. All have quality pillows, mattresses and protectors.
- **Linen:** Our beds are made up with quality cotton duvets and towels are provided for use in the barns. Please bring your own swimming towels.
- **Bathrooms:** Across our barns we have both bathrooms and shower rooms, with an en-suite wet room in Henry`s Barn and a luxury roll top bath in The Corn Mill.
- **Children's Facilities:** Two playbarns with an astro turf pitch and goals, ride on toys, pool, table tennis. Swimming pool (Easter - September).
- **Outdoor:** Outdoor goal posts on the field. Farm walks on local footpaths. Swings, slides and zip wire on the village play area just a short walk from us.
- **Swimming Pool:** Beautiful indoor heated swimming pool open from Easter - Sept each year.
Available 90% of the time for guests use.
- **Parking:** Plenty of free parking outside each property!
- **Smoking:** Strictly No Smoking inside the properties.
