For an additional 2 guests, there's a newly renovated one-bedroom apartment above the owners' mews with queen bed, en-suite shower, open-plan living kitchen, leather sofa, smart TV, and private balcony overlooking River South Esk.

- **Accessibility:** Sorry all bedrooms are one level up, so not suitable for guests with limited mobility.
- **Hot Tub:** The Swim Spa and Sauna is available from 8am - 9pm. T&C s apply.
- **WiFi:** WiFi available throughout the house.
- **Kitchen:** Contemporary style fitted kitchen with a Rangemaster cooker and induction hob, also eye level oven and grill and microwave. Nespresso machine.
- **Dining Room:** The dining area is situated in the Orangery, all meals enjoyed while viewing the garden. Oak dining table seating 10.
- **Sitting Room:** The drawing room situated on level one has very comfortable big sofas to lie back in and watch the smart TV, Freeview and Netflix and BT vision.
- **TV and Music Facilities:** The house has three smart TVs and a Sonos music system.
- **Heating and Open Fires:** The house has underfloor heating and gas central heating with real frame effect gas fire and an open log fire.
- **Bedrooms:** Five en suite bedrooms, luxury white bed linen, feather pillows and duvets and wool throws. 4 pillows on each bed.
- **Linen:** Towels and bathrobes provided, separate towels for Swim Spa.
- **Bathrooms:** 4 with walk in shower. Master bathroom has a roll top bath and walk in shower.
- **Children's Facilities:** Due to unfenced river frontage, children under 16 must be supervised at all times.
- **Outdoor:** Patio outside kitchen. Kamado Joe BBQ under cover. Large outdoor dining table.
- **Parking:** Parking available for many cars.
- **Smoking:** Smoking is strictly not allowed in the house. Security deposit will be forfeited if smoking evidence is found in the house.

- **Location:** Dalkeith town, the town centre is 5 mins walk from the house, with various restaurants and local pubs. We highly recommend a visit to The Restoration Yard, fabulous restaurant and cafe and shops.
- **Shop:** The Dalkeith town has 3 supermarkets, Lidl, Morrisons and Tesco, Lidl being walking distance of the house. Tesco can deliver your grocer order with advance booking.
- **Food and Drink:** We recommend The Harrow and The Black Bull, typical local pubs situated in the main part of the town. We also recommend The Cavalier, a local Italian restaurant, and there's also an award winning India restaurant Ithaas.
- **Airport:** Edinburgh airport is 25 minutes drive (depending on traffic). We are happy to arrange transport to and from the airport. Glasgow airport is 50 minutes drive and transport can be arranged.
- **Train:** Eskbank station is 5 mins drive from the house, the Edinburgh train runs every 30 minutes and has you in Edinburgh centre in 18 minutes. The Scottish Borders can also be reached from this station.
- **Bus:** The number 3 bus leaves from outside our drive, running constantly throughout the day, journey a bit longer than the train approx 45 mins.
