Charming holiday house near Lavenham sleeping 12 with a tennis court for family reunions, special occasions and girls weekends

Holiday Rental for Groups of Families and Friends. The Old Rectory, Kettlebaston, Sudbury, Suffolk, sleeps 6 - 12 in 6 bedrooms.

The Old Rectory, a large holiday house near Sudbury, has 6 bedrooms and 4 bathrooms accommodating max 12 guests, plus 2 babies.

A welcome pack of home-produced sausages, eggs and honey awaits. We are happy to unpack an online grocery delivery on the afternoon of your arrival.

There are 2 sitting rooms: one adjacent to the kitchen with board games and a card table. The more formal drawing room offers space for a celebration or to take time-out. For special occasions, there is a dining room with sideboard and up-right piano. This room is also a useful space if a guest needs to work remotely. WIFI is accessible throughout.

Our favourite room: the L-shaped kitchen with Aga, has a table that seats 12 and French windows opening on to a large south-facing terrace with BBQ.

The house has been our family home for over 30 years. It sits at the end of a half-mile lane with gently sloping lawns and views over the surrounding countryside, providing space for families or groups of friends to enjoy time together. There is a tennis court, croquet and trampoline. We are happy for guests to bring a paddling pool that can be filled from the house.

While guests are in the house, the owners, Paddy and Maggie, stay in the grounds. They have hens, rear lambs and pigs, keep bees and have a large vegetable garden. When possible, they are happy to show off their livestock and are sometimes able to provide home produce during your stay.

An excellent farm shop, Hollowtrees, is 3 miles away and there's a good range of shops in Lavenham, including an independent grocer, baker and butcher and a late opening Co-op.

Bring boots/bikes, there are lots of lovely walks/rides from the house inc. a 20 minute amble to our nearest pub or 70 min walk to Lavenham.

What to do? The medieval wool villages of Lavenham, Long Melford, Cavendish and Clare. National Trust properties, some beautiful gardens and the Coast is within an hour's drive - Felixstowe, Aldeburgh, Southwold. Go kayaking from Sudbury.

The Old Rectory is approx 2 hours from London by car. Trains arrive at Sudbury from London and Stowmarket from the Midlands.

2 sitting rooms, both with open fires and TV. One has a cupboard full of board games, the other more formal for celebrations or quieter time.

TV and Music Facilities

Smart TV with Netflix and Amazon Prime video.

Games Room

There is no games room.

Heating and Open Fires

Both sitting rooms have open fires and the house comes with a basket of firewood. More wood is available at £25 per basket.

Bedrooms

Master bedroom suite, one double/twin with en suite, 1 double and 1 twin with shared shower room, 1 double and 1 double/twin sharing a shower room.

Linen

All beds have Egyptian cotton linen and towels.

Bathrooms

Master suite with large bath/shower room, 1 en suite bathroom, 2 shower rooms, 1 ground floor loo.

Children's Facilities

1 travel cot and 1 high chair are available. There is a cupboard of board games for all ages.

Outdoor

Terrace with table and BBQ. Large lawn ideal for ball games and hide-and-seek. Tennis court, trampoline, croquet. Lots of lovely walks from the house.

Swimming Pool

We are happy for guests to bring a paddling pool which we can fill from the house.

Parking

There is ample parking for 6 cars close to the house.

Smoking

Smoking is not allowed in the house.

Booking Information

Preferred changeover days are Friday and Monday. We ask for 30% deposit at the time of booking and the balance is due 2 months prior to arrival. In addition, we ask for a damage deposit, payable 24 hours before arrival and refunded within 48 hours of departure. Further information available.

Location

The Old Rectory sits at the end of a lane outside the village of Kettlebaston, 3 miles from Lavenham, 10 miles from Sudbury and Stowmarket and approx 15 miles from Ipswich and Bury St Edmunds.

  • The nearest bus stop with direct access to Sudbury or Bury St Edmunds is in Lavenham.
  • Stowmarket Station gives direct access to both London and the West via Cambridge and Peterborough while Sudbury is a delightful branch line connecting to London via Marks Tey.
  • Lavenham.
  • There is a small community shop in Monks Eleigh, Lavenham has a couple of small supermarkets, a bakery, butcher and pharmacy and there is a very good farm shop, Hollowtrees, at Semer 3.5 miles away.
  • The Six Bells at Preston St Mary is a 20 minute amble across the fields or a 5 minute drive. We are spoilt for choice with pubs and restaurants within a 4 mile radius.
  • Stansted is 1hr 10 mins drive.
