Old Rectory sleeps 12 to 14 (subject to agreement)

This Georgian style self catering family house is set in beautiful mature garden with a field beyond.

The Old Rectory is set in mature traditional gardens and grounds extending to 10 acres on the edge of a pretty Northamptonshire village, and conveniently located just 8 miles from the Silverstone Circuit.

The house is a traditional English country house home with a drawing room which has an open fire and sash windows overlooking the beautiful garden. The house has an array of taxidermy and antiques that have been collected over the years which give it a wonderful traditional feel.

The drawing room is the perfect room for entertaining. It has lovely high ceilings with original cornicing and an open fire with large sash windows overlooking the garden and underfloor heating.

Each bedroom is individually decorated and there is a rolled cast iron bath in the middle of the bathroom overlooking the garden in the main guest room ensuite with a powerful shower.

There is a heated swimming pool and an outside games room. The garden looks over a Ha Ha into the field beyond which has horse chestnut trees and there is a medieval pond near the house.

Nestled in the rural Northamptonshire countryside, The Old Rectory at Maidford is perfect for a countryside retreat. Surrounded by fields and woods, the opportunities for enjoying the lovely countryside and walking are in abundance.

This is a perfect venue for family gatherings and special celebrations. The Old Rectory is an easy 40 minute drive from Soho Farmhouse, and the Silverstone Circuit is an 8 minute drive across country. Perfect for missing the traffic jams on big race days. Lots of local golf courses. Stoke Bruerne Canal Boats organise private charters for canal boats locally.

## Facilities

- **Dog Friendly:** Well behaved dogs to be agreed in advance of booking please!
- **Accessibility:** I am afraid we do not have disabled facilities although the sofa bed is on the ground floor and there is a downstairs loo and sink but no shower.
- **WiFi:** Cable WiFi available through out the house.
- **Kitchen:** A family kitchen that has an Aga, electric cooker and ample fridges and freezers with all the modern conveniences. The table sits up to 8 people.
- **Dining Room:** The mahogany dining room table sits up to 12/14 people and overlooks the mature garden. There is a heated side plate and area to serve food from.
- **Sitting Room:** The family sitting room has a large TV and Sky Q. There is an Xbox and the door opens on to a seating area in the garden.
- **TV and Music Facilities:** There are 3 TVs in the house and SkyQ and netflix. There is a music system in the drawing room and kitchen.
- **Games Room:** There is a ping pong table and darts, croquet, boules and an outside loo.
- **Heating and Open Fires:** There is oil fired central heating and open fireplaces.
- **Bedrooms:** The Old Rectory has 2 superking bedrooms, 1 twin and 3 doubles. Plus a double sofa bed in a little downstairs sitting room and 2 jaybee single beds.
- **Linen:** Top quality cotton sheets are provided. Every bed has feather pillows and pocket sprung mattresses.
- **Bathrooms:** There are 4 bathrooms in the house and a downstairs loo. There is a powerful shower.
- **Children's Facilities:** High chair, travel cot.
- **Outdoor:** Gas & coal BBQ. Sun beds. Croquet, boules and cricket.
- **Swimming Pool:** Heated swimming pool with outside seating and large bean bags.
- **Parking:** Unlimited off street parking.
- **Smoking:** Outside only please. There are ash trays on outside table and in the games room.

## Booking Information

- £1,000 damages deposit is due the week of rental and is repaid on your departure subject to no damages during your stay. The outstanding balance is due 30 days before your arrival date. To secure the booking a 25% non refundable deposit is due. Check in is from 4pm and check out by 10.30 am.
