Oldfield House is a family property that is maintained to a high standard with modern fittings, sitting among large mature gardens. The house sleeps up to 15 adults in 6 bedrooms. There are spacious living areas with a separate dining room and conservatory. The dining room table seats up to 16 adults and the conservatory tables seats up to 12 adults.

Additional guests can be accommodated in the cottage conveniently next door - an ideal option for multi generational family groups where some members of the group require extra privacy, and also for larger midweek business groups who can spread out over the two houses and use the extra social areas in the cottage for breakout meetings. Hen groups are subject to a 15 person single property maximum.

Local activities and in-house services such as chefs can be supplied.

The property enjoys a village setting, with a traditional pub a short walk away. The harbour and wonderful beaches are also very close by, with Goodwood and Chichester both a short drive away. Easy access from London makes Oldfield House an ideal choice for a seaside weekend break with friends or a holiday with extended family.

All-adult groups please note that the village is usually very quiet at night, with the neighbours close by. Therefore, the property is not suitable for activities or events which may lead to noise at night, especially outdoors.

- **Outdoor:** Large fenced garden with patio, seating for 18 and a 6 burner Weber BBQ. Gozney Dome gas pizza oven (cooks a pizza in 60 seconds).
- **Parking:** Large gravel front drive suitable for up to 12 cars. (More with careful parking.)
- **Smoking:** No smoking indoors please.
- **Electric Vehicle Charging:** 7kW EV charger available (an additional point is available on request). Drivers must bring their own cables.

- Two night minimum stay on weekends.
- A refundable damage deposit of £350 will be held.
- Additional non-residential day guests can be permitted with prior notice.
- A 30% deposit is required to hold the booking.
- Bookings are secured once the holding deposit payment has been received.
- The owner maintains full-time access to the detached double garage / annex next to the house.
- Sorry, no pets can be hosted at the property.
- Cancellation Insurance is available as a booking extra – please see details on our website.
