## About The Property

Orrest Head House is a grade 2 listed historic building with features dating back to 1672. All set in over 2 acres of private grounds. The house has been extensively restored and is now decorated in an eclectic mix of traditional Cumbrian cottage meets boutique pad.

The house features a huge designer kitchen with superb views including glimpses of Lake Windermere. Furnished with contemporary units, granite work surfaces, a central island unit, large table with bench seating, feature fireplace, separate preparation and washing areas and equipped for large parties.

The formal dining room has a large rustic table with 18 seats.

The TV snug just off the kitchen has a flat screen TV and seating for a small group to get away from the crowd.

The snug also leads to our 2 downstairs toilets.

The lounge is a grand space with huge specially commissioned Chesterfield leather sofas seating 16 people.

The house WOW! factor is Josiah Brown's - your very own bar. A fabulous space to kick-off any party.

On the first floor there are 5 en suite bedrooms. Bedroom 1 has a super king size sleigh bed and flat-screen TV. The en suite features a Victorian style bath and separate shower cubicle with watering can style shower head, plus toilet and sink.

Bedrooms 2 and 3 each have a king size bed with flat-screen TV and feature an in bedroom bath which looks out over the garden. The contemporary en suites have a shower and toilet.

Bedrooms 4 and 5 are both triples, decorated in Cole and Son wallpaper with single beds, which can be pushed together and flat-screen TVs. Both have en suite shower rooms tiled in natural stone with toilet and sink.

The Loft - (bedroom 6) opens in late May 2026 and is an amazing addition. This king-size suite with both a bath and an ensuite shower makes an amazing master bedroom.

Outside there is a large terraced area with table and chair set plus barbecue. The house backs straight on the footpath, which leads up through Common Woods to the summit of Orrest Head one of the best short walks in the Lake District. One of Alfred Wainwright's (the famous Lake District author) favourite walks.

## Facilities

- **Dog Friendly:** We welcome up to two dogs, (more by request).
- **Accessibility:** There are no special features for disabled guests.
- **WiFi:** Wifi in the house, however due to our remote operation we cannot guarantee compatibility and do not come out for technical problems.
- **Kitchen:** 7-ring burner, twin fan oven range cooker, wine cooler, 2 large fridge freezers, dishwasher, microwave. Central island and table with bench seating.
- **Dining Room:** Formal dining for 18 people with large square table and feature fireplace. Next door to the bar for pre-dinner drinks.
- **Sitting Room:** Grand room with plenty of natural light. Patio doors onto terraced area. Sumptuous leather Chesterfields for 16. Flat screen TV, iPod dock & open fire
- **TV and Music Facilities:** TV snug room off kitchen with large flat screen TV and DVD. Flat-screen TVs in all bedrooms. Large Smart TV in lounge.
- **Games Room:** We do not have a games room. But we do have our own bar!
- **Heating and Open Fires:** Gas central heating, underfloor heating in kitchen, pressurised hot water system to deliver hot water to every bathroom. Woodburners in lounge and bar
- **Bedrooms:** 5 in total, all with contemporary en-suite showers. 1. Super king 2. King with in bedroom bath. 3. King with in bedroom bath. 4. Triple. 5. Triple.
- **Linen:** All crisp white cotton sheets and two towels per person supplied.
- **Bathrooms:** En suites: Bed 1. Large Victorian bath separate shower WC and sink. Other 4 bathrooms with contemporary tiles, showers, toilets and sinks.
- **Children's Facilities:** Large private garden (rear part shared with Orrest Head Cottage).
- **Outdoor:** Large patio area with table, chairs and barbecue.
- **Swimming Pool:** We do not have a pool.
- **Parking:** Large private parking area for up to 10 cars.
- **Smoking:** Smoking is not permitted indoors.

- We offer Monday and Friday changeovers only. 4 night weekend breaks, 4 night mid-week breaks and 7 night breaks available.
