## About The Property

A characterful, old manor house, family run, only 8 miles from sea, sand and surf at Bude, North Cornwall, Parnacott is a unique holiday venue for you to enjoy- children and dogs love it here.  Wth two downstais bedrooms and level access to the old back yard it is ideal for families with  those who wish to avoid stairs. Set amidst lawns, trees and fields, there is space to play and to relax.  

The house, rich in history and with a warm and welcoming spirit, is in one of the most beautiful corners of west Devon, a great base from which to explore Cornish beaches, and the South West coastal footpath. A National Landscape (AONB) stretches to the north up to Hartland.

Surfing is very popular with several local, sandy beaches to choose from: Summerleaze at Bude, Black Rock at Widemouth and Sandy Mouth being really popular. Body boards and beach kit are here for you to borrow – book a surfing lesson online. RNLI Lifeguards patrol local beaches summer and October half-term.  The hot tub, seating up to 7, is available all year round by arrangement.

A home chef list is provided; many have enjoyed being cooked for and waited upon in the handsome Georgian dining room.

Parnacott, with its large garden and grounds, is particularly suited to children of all ages! Outdoors, croquet or badminton, cricket, soft ball or football on the lawn, while in the open barn there is table tennis. Inside the house, lots of dressing up clothes, a small puppet theatre, glove puppets, puzzles, some toys, games and masses of books. There is a pool table and a large smart TV. By way of contrast there are also rooms for good conversation, music, board games, cards and more tranquil moments. Alfresco meals are always popular in good weather. There is a large charcoal BBQ. Happy and lasting memories are created.

Autumn and winter visitors enjoy the open fire in the drawing room and the stove in the sitting/breakfast room next to the kitchen. Christmas and New Year weeks are fully decorated - the house glows and sparkles.

Parnacott with its handsome Georgian façade and roomy interior - warm in winter and cool in the heat of summer -  is a comfortable self-catering holiday venue here for you to enjoy.

## Facilities

- **Dog Friendly:** Dogs very welcome but, please note, there is always an extra charge. Lawns and lanes for exercise and walkies. Whole area dog friendly.
- **Accessibility:** The two bedrooms on the ground floor and the shower room may be suitable for the partially disabled. We have had wheelchair users here. Best to phone.
- **Hot Tub:** Hot tub available all year round, by arrangement - seats up to 7.
- **WiFi:** Broadband Wi-Fi available throughout the house. Airband gives decent speeds for a rural area.
- **Kitchen:** A very well equipped kitchen with electric range cooker (two ovens, ceramic hob), fridge freezer, fridge, dishwasher, microwave, toaster.
- **Dining Room:** A beautiful, elegant Georgian dining room for 14, with plated Welsh dresser, polished furniture, views out over the lawns and candles - perfect.
- **Sitting Room:** The drawing room has comfortable sofas, an open log burning fire, views out onto the lawn and trees, and family portraits. A calm and restful space.
- **TV and Music Facilities:** 50 inch flat screen with Netflix, Amazon etc; two further TVs. DVD player and Sound Bar.
- **Games Room:** The old kitchen at the back of the house has a pool table, television, board games, comfy sofas - outside there is the open barn with table tennis.
- **Heating and Open Fires:** Oil fired central heating and space heaters. The drawing room has an open fire and the sitting room has a wood burning stove; some complimentary logs.
- **Bedrooms:** 7 bedrooms, 3 upstairs with double beds (one en-suite) and the other two have twins. Downstairs 2 bedrooms, one a double, one with twin beds.
- **Linen:** Bed linen, towels, bath mats and tea towels provided free of charge but please do bring your own cot linen, hot tub and swimming towels.
- **Bathrooms:** Upstairs there are two shower rooms (power showers) and an en suite bathroom with a bath. Downstairs there is one shower room. 4 bathrooms in all.
- **Children's Facilities:** Dressing up clothes, puppet theatre, board games, books, Wii, X Box 360, table tennis, soft balls, badminton kit, croquet, some games - body boards.
- **Outdoor:** Lots of space outside for ball games, badminton, croquet, cricket - table tennis in the open barn; space for cycles, trailers and surf boards; BBQ.
- **Swimming Pool:** There is a seawater pool on Summerleaze beach, Bude, and a swimming pool plus Gym at Splash, Bude.
- **Parking:** We have masses of parking on hard standing to the rear of the house. Use Google map and take a bird's eye view.
No EV charging.
- **Smoking:** Parnacott is a No Smoking house. There is plenty of space outside and in the open barn for smokers. Thanks!

Parnacott House is 5 minutes from Holsworthy and just 8 miles from Bude, North Cornwall.  Perfectly placed for beaches and access to the South West Coastal Footpath. the house is equidistant from Dartmoor and Bodmin Moor. We are down a quarter mile private lane with plenty of parking space.

- **Location:** Holsworthy is two and a half miles away. Bude in Cornwall is eight miles distant. Holsworthy has an excellent butcher, a small weekly market, and a Waitrose. Also M&S food 'hall' at the BP station.
- **Shop:** In Holsworthy, just over 3 miles away - Waitrose. Also small Co-op. M&S food outlet at the BP fuel station.
- **Food and Drink:** The Rydon Inn - just under two miles towards Holsworthy. Also The Molesworth Inn in Pyworthy village - about ten minutes by car, with a lovely open fire. Local real ales and good food abound!
- **Airport:** Exeter, which is just over one hour away by car. Also Newquay in Cornwall - just over the hour.
- **Train:** Okehampton - allow 45 minutes by car. About two and half hours to Paddington via Exeter St David's.
- **Bus:** Holsworthy.
