## About The Property

The Pavilion is a stylish, comfortable detached house with a large sea facing garden just 200 metres from the beach in the very popular village of Sandsend (about 2.5 miles North of Whitby on the North Yorkshire coast). The house offers a great base for families and/or friends wishing to holiday together or spend a few days celebrating a birthday, anniversary or special event. Please note that the house is not suitable for 'stag' or 'hen' groups.

There are 5 double bedrooms with 5 bathrooms (of which 3 are en suite) making the house a great choice for guests keen to holiday together but also enjoy their own private bathroom facilities. Two of the bedrooms are on the ground floor with one featuring its own en suite disabled friendly wet room, perfect for elderly parents or those with mobility issues as well as the able bodied. The Pavilion also has its own private parking area for up to 4 cars.

There is a large well equipped kitchen diner with a table and chairs for 10 people and a spacious sitting room with a large flat screen TV with Sky Sports/Entertainment package, DVD, PS3 and and ample sofa seating. The garden has a large patio area with table and chairs for 10 and is a perfect setting for summer barbecues and family games on the lawn.

Sandsend is a picturesque village with cottages set against a backdrop of cliffs and two meandering streams which lead to the sandy beach (which has featured on several lists of 'Best beaches in the UK'). About 2 miles to the south is the historic fishing town of Whitby which is dominated by the cliff top ruins of its 13th century Abbey and famous for its connections with Captain Cook and Dracula. There are many good restaurants and numerous very good fish and chips shops including the celebrated Magpie Cafe. There is a good golf course on the cliffs between Sandsend and Whitby. Further to the south is Robin Hoods Bay and the lovely Victorian seaside town of Scarborough (home to the Stephen Joseph Theatre where Alan Ayckbourn premieres all his plays).

We welcome up to 2 dogs by prior arrangement for a small charge.

- **Accessibility:** 2 ground floor doubles. Ramp from parking to path to house. Wide doorways (suitable for wheelchair). Disabled friendly wet room with shower chair.
- **WiFi:** WiFi available, payphone (please note there is poor mobile reception in the house itself).
- **Kitchen:** Well equipped kitchen and utility room with gas hob, double oven, dishwasher, 1 fridge, 1 fridge freezer, microwave, kettle. toaster, washer/dryer.
- **Dining Room:** Dining area with table and chairs seating 10 is part of kitchen/diner.
- **Sitting Room:** Spacious room with comfortable seating for 10, large flatscreen TV with Sky Sports/Entertainment, DVD, PS3, coffee table, DAB iPod dock/micro Hifi.
- **TV and Music Facilities:** 2 flatscreen TVs (one with Sky Sports/Entertainment and one with freeview), 2 DVD players, PS 2 & 3 with games, DAB iPod dock/micro Hifi.
- **Heating and Open Fires:** Gas central heating throughout and electric log effect fire in sitting room.
- **Bedrooms:** 1st floor: Master with king bed (en suite), 2 twin bedrooms (one en suite).
Ground floor: 2 bedrooms with king beds (one with en suite wet room).
- **Linen:** All bed linen supplied (Egyptian cotton sheets). Bath and hand towels supplied.
- **Bathrooms:** 1st floor: 2 en suite shower rooms and 1 family bathroom.
Ground floor: 1 en suite wet room and 1 shower room.
- **Children's Facilities:** Cot and high chair available. Board games. Selection of children's games and toys, PS2 and PS3 with games.
- **Outdoor:** Large table and chairs for 10 people. Large lawned area suitable for outdoor games. Selection of outdoor games.
- **Swimming Pool:** There is no pool but the sea is close by!
- **Parking:** Private parking area suitable for up to 4 vehicles.
- **Smoking:** No smoking inside the property.

## Booking Information

- Changeover is Saturday for 7 night bookings (Fri/Mon for 3 or 4 night bookings) NB we do not accept 2 night bookings). Booking Deposit £300 per week booked and £200 for stays of 3/4 days.. Balance plus refundable security deposit of £100 payable 2 calendar months before stay. Additional charge for dogs (max 2): £35 per animal per stay.  Please contact owner for a confirmed quote.
