## About The Property

Beautiful large, luxury, self catering accommodation in the Peak District. The gold awarded, 5 star, 18th century stone Farmhouse and its Annexe are both large and luxurious and occupy a prime location in the heart of the Peak District.

Located in the White Peak part of the Derbyshire, Peak District and situated near to the Domesday village of Parwich. Occupying a peaceful setting and approached from its own long private drive. It is the ideal venue for large family groups or for special occasions and celebrations, having beautiful landscaped garden and grounds.

Our Peak District Holiday Cottage at Uppermoor Farm is a walkers and cyclists paradise enjoying 70 acres of its own rolling Derbyshire Dales, with envious footpaths right from its front door. The striking, Peak District dry stone walling making their own patchwork quilt boundaries across the open countryside.

The Farmhouse and its Annexe sleeps 20 and is spacious and luxuriously appointed, with a galleried dining area looking across the sitting room towards the 'double sided' log burning stove and has ample seating for 20 guests on two antique dining tables. The kitchen features an 'Aga' as well as a range cooker and every modern convenience. Indulge yourselves sleep in 4 poster beds, with all 8 of the 9 bedrooms having their own luxury en suite or private bathroom facilities.

The property has a pretty south facing courtyard setting and a choice of rear terraces to follow the sun. The Annexe has its own smaller sitting room too with a log burner, giving a cosy country feel, and an ideal place for 'a quiet corner' for anyone wishing to sneak away from the main crowd. It has the convenience of its own well equipped kitchen to assist with the catering as and when required.

There is a further option for larger groups to add The Coach House which is adjacent to the main Farmhouse & Annexe & also in the pretty courtyard, sleeping a further 4 in 2 double bedrooms,

Outside has a choice of sheltered rear terraces and flagstone paved patio areas to chill-out on comfortable garden furniture and BBQs whilst enjoying the stunning, far-reaching views of the surrounding Peak District countryside.

- **Dog Friendly:** Two well behaved dogs are welcome providing they sleep in the large Boot/Utility Room in the Farmhouse. Pet Rules Apply. At a small additional charge.

- **Kitchen:** Many guests stay to celebrate a special occasion, we aim is to ensure our luxury property provides well for this and is modern and well equipped.
- **Dining Room:** 2 large antique dining tables and comfortable farmhouse chairs. Ample seating for 20 adults in the Farmhouse with open-plan design, homely ambience.
- **Sitting Room:** Two spacious sitting rooms (one an Orangery) with charming personal touches. Ample deep seated sofas and chairs, cosy double sided wood burner stove.
- **TV and Music Facilities:** Flat Screen TV, DVD player and Radio/CD Player in kitchen.
- **Games Room:** Plenty of space for outdoor activities and fun.
- **Heating and Open Fires:** Full central heating throughout and wood burning stoves, with ample supply of logs.
- **Bedrooms:** Luxury 4 poster bedrooms, King size double beds, 2 triple rooms, 2 twin bedded. 8 bedrooms have own luxury en suite showers.
- **Linen:** We provide luxurious cotton bed linen and all 8 en-suites have luxurious large fluffy towels and bathrobes, and complimentary toiletries
- **Bathrooms:** 5 star and luxurious with a mix of showers and baths. 8 are en suite facilities, 1 private family bathroom with roll top bath, 1 shower/cloakroom.
- **Children's Facilities:** Safe outdoor space. The grounds are surrounded by a dry stone wall with large lawn areas ideal for most ball games, rounders, croquet, boules, etc.
- **Outdoor:** A choice of three rear terraces/patio, BBQs and ample comfortable garden furniture for everyone. Stunning views, and walks starting from front door.
- **Parking:** Ample and secure. With well lit dawn to dusk lighting to enjoy those late night strolls in the Peak District.
- **Smoking:** Smoking is not permitted.
