The property is very close to Ledbury town in central England with a mainline railway station and easy access to motorways - easy to access and perfect for bringing together family and friends from all over the country, also for business groups. Near the Wye Valley and Malvern Hills, there are wonderful walking and cycling opportunities, wild swimming and canoeing, as well as historic Hereford and charming Ledbury to explore. The Brecon Beacons are fantastic for a day outdoors, and there are plenty of great pubs and restaurants to try, as well as cider and wine tasting.

The farmhouse and the barn feature large lounges and open spaces ideal for socialising and also for business meetings and group discussions. High speed WiFi connection is available across the site. Large grounds and fields are ideal for both relaxation and team building exercises.

The property consists of the 13th century farmhouse that has 9 bedrooms, some en suite and some with private bathrooms, a large lounge with an open fire and comfy sofas for 16, a large beamed kitchen with 4 oven Aga and seating for up to 22 - all well equipped with modern facilities. In the courtyard are situated a 8-person hot tub, a gas barbecue, fire pit and outside seating.

Fuggles Barn is situated close to the main farmhouse, newly renovated to an exceptionally high standard. The ground floor consists of 6 bedrooms, 3 of which are en suite, and 2 bathrooms. The first floor has a large open-plan kitchen with 4 oven Aga, dining space for 18-20 with additional large lounge, open fire, comfy sofas for 18-20 and 2 further en suite bedrooms. The property has dedicated outdoor seating areas, a gas barbecue and fire pit.

There is ample parking space on site.

- **Accessibility:** Ground floor and upstairs en suite bedrooms in Fuggles, but the living space there is upstairs. Ground floor bedroom in farmhouse, downstairs loo.

- **Kitchen:** Both have an Aga and are well equipped with all you need to cater for a large group. Dining space in both.
