Pelham (Sleeps 12) - 3 Bathrooms (1 En Suite) A spacious six-bedroom cottage featuring 3 double bedrooms (one with en suite and balcony) and 3 twin rooms. Includes a large kitchen, dining room, lounge, and utility room.

Martingale (Sleeps 12) - 4 Bathrooms (2 En Suite) Set over three floors, Martingale includes 2 family rooms (each with a king bed and single bed, one with en suite), 1 double en suite bedroom, and 2 single bedrooms. The middle floor houses a generous lounge, kitchen, and dining room.

Kimblewick (Sleeps 9) - 3 Bathrooms (2 En Suite) + WC This large cottage offers 2 en suite double bedrooms, 2 twin rooms, a single bedroom, and a separate bathroom. The ground floor features a spacious lounge, dining room, kitchen, and utility room with WC.

Kineton (Sleeps 8) - 2 Bathrooms (1 En Suite) An 'upside-down' cottage with first-floor living areas to make the most of the countryside views. It includes a lounge, dining room, kitchen, utility room, and WC, with 2 double bedrooms (1 en suite), 2 twin rooms (one convertible to a king), and a family bathroom.

Mullen (Sleeps 7) - 2 Bathrooms (1 En Suite) This three-bedroom cottage includes 2 doubles (one with en suite) and a triple room, with a family bathroom on the first floor. The ground floor offers a lounge, dining room, kitchen, and WC.

Snaffle (Sleeps 6) - 2 Bathrooms (1 En Suite) Featuring 4 bedrooms - 2 doubles (one en suite) and 2 singles - plus a family bathroom upstairs. The ground floor has a lounge, kitchen, and dining area.

Cavasson (Sleeps 2) A cosy one-bedroom cottage with a double bed and space for a cot - perfect for couples or small families seeking a peaceful escape.

- **Accessibility:** Pelham Cottage features a ground floor bedroom and a shower room. Please contact us to discuss your specific requirements.
- **WiFi:** All cottages are equipped with internet access via our recently upgraded Wi-Fi.
- **Kitchen:** All cottages feature fully equipped kitchens, including microwave, dishwasher, fridge freezer, airfryer, washing machine, tumble dryer, and dishwasher
- **Dining Room:** Whether it’s a celebratory meal or a simple supper, enjoy delicious food in comfort with plenty of space for everyone around our large dining tables
- **Sitting Room:** Our spacious, comfortable lounges—with a mix of sofas and armchairs—offer the perfect place to stretch out, unwind, play games, or to simply relax.
- **TV and Music Facilities:** Each cottage has a large Smart TV and a bluetooth DAB radio.
- **Games Room:** We have a games barn and an outdoor play area which includes a fantastic zip wire. We have tennis, table tennis, basketball net and a trampoline.
- **Heating and Open Fires:** All cottages have central heating.
- **Bedrooms:** Well appointed bedrooms (all double beds replaced since 2022) with drawers, dressing tables and hanging space.
- **Linen:** A selection of high-quality bed linen and bath/hand towels is provided, along with kitchen essentials such as tea towels and dishcloths.
- **Bathrooms:** Bathrooms vary by cottage and include either a bath and overhead shower or a separate shower cubicle. Several cottages also feature an en suite.
- **Children's Facilities:** Each cottage includes a selection of toys, games, and books—some also feature play kitchens or play tables. Extra cots and high chairs are available.
- **Outdoor:** Each cottage has its own garden and/or terrace with outdoor seating and BBQ facilities.
- **Swimming Pool:** The brand new indoor heated swimming pool is kept at a pleasant 30 degrees all year round.
- **Parking:** Ample parking with designated spaces for each cottage.
- **Smoking:** No smoking in the cottages.

We are well positioned within the South Hams to provide good access to numerous award winning beaches, the historic naval town of Dartmouth, Woodlands Adventure Park, Salcombe estuary and Dartmoor, all close by.
