This fabulous newly built property is in a marvellously central location in the popular seaside village of Rhosneigr in the south west of the Isle of Anglesey, a famous surf and watersports location with the gorgeous beaches just a short walk away.

The house is wonderfully family-friendly as it provides privacy and space for all guests, as well as large, inviting social spaces and a games room. The back garden and patio are suntraps and provide some excellent outdoor space in which to relax or play.

The very generous kitchen/diner leads onto the large roof terrace, which is an excellent spot to sit and relax with a replenishing drink.

The sleeping accommodation is on the ground and top floors, with the middle floor providing the main central social space for guests. There is a smaller lounge on the ground floor (leading out to the garden) to allow some quieter and more private space for members of the group.

The stunning mountains and hills of Snowdonia and the Lleyn Peninsula are fully visible from the property, as well as sea views towards Bardsey Island.

The modern construction provides a hugely insulated house, with air-source heating and mechanical air recovery.

## Facilities

- **WiFi:** Very fast WiFi is provided by BT Fibre.
- **Accessibility:** Ground floor has flush thresholds and ramp access, wide doors and 2 roll-in/roll-out wet rooms. 5 bedrooms on this level too.
- **Dog Friendly:** We welcome well-behaved dogs on request and charge a small dog-guest fee. We do ask that they are not allowed up on any furniture.
- **Kitchen:** Fully equipped to cater generously for up to 20 guests. 2 double ovens, 2 dishwashers, 2 larder fridges, 2 larder freezers and wine cooler.
- **Dining Room:** Large dining area with generous table space for 20 guests, looking out to roof terrace with views of Snowdon and Lleyn Peninsular in the distance.
- **Sitting Room:** There is a large lounge (seating up to 16) on the first floor and a cosy lounge (seating up to 8) on the ground floor. Both have smart TVs.
- **TV and Music Facilities:** Both lounges have smart TVs. BT TV is provided. There are blue tooth speakers in both the kitchen/diner and games room.
- **Games Room:** This large room has a pool table, table tennis table and table football. The serving hatch to the kitchen allows a speedy supply of drinks and snacks.
- **Heating and Open Fires:** This well-insulated house has underfloor heating and radiators served by an air-source heat pump. All rooms have auto provided filtered fresh air.
- **Bedrooms:** There are 10 bedrooms: 5 on the ground floor (2 doubles, 3 twin) and 5 on the top floor (2 doubles, 3 twin). 6 rooms are en suite.
- **Linen:** All bed linen, bath mats and tea towels are provided. Personal towels can be hired in at an extra cost.
- **Bathrooms:** 6 of the 10 rooms are en suite. 2 on each floor share a bathroom. 2 bathrooms on the ground floor are wet rooms and enable roll-in/roll-out.
- **Children's Facilities:** The games room, fast WiFi and enclosed garden will keep your little ones busy. Alternatively the beach is just a 3 minute walk away.
- **Outdoor:** The south facing rear garden has a large patio and lawned area, which is completely fenced and secure. The roof terrace has stairs down to the patio.
- **Swimming Pool:** There is no pool.
- **Parking:** There is unhindered parking for 8 cars, or up to 12 cars with some double parking. Additional parking is available on the road in front of the house.
- **Smoking:** The house is strictly non-smoking and non-vaping. For your safety, the house has a full sprinkler system and separate smoke alarms.

- For weekly bookings, we operate a Friday changeover. Housekeeping deposits (starting at £500 per booking) are required 7 days before arrival and are returned following a satisfactory checkout.
