## About The Property

Situated on the doorstep of Hereford city, just 3 miles in one direction and rolling countryside in the other.

Tucked away down a no through lane, boasting lovely country side views, The Priory is within a small hamlet of houses set in three acres of land with plenty of private parking.

Offering self catering stays for up to 12 adults over 6 en-suite bedrooms, with an additional 2 adults (total 4) in the two adjoining 1-bedroom apartments. The maximum number of adults able to stay at the Priory is therefore 16, but up to 4 children, in additional beds, can also be accommodated. All bedrooms have been designed to convey that calm unfussy feeling. Super comfortable pocket sprung beds, duvets suitable for all seasons, plump pillows, crisp white bed linen and fluffy bath towels.

The living space - high ceilings, wooden floors and original shutters set the style of this period former-rectory. Fully equipped with high quality furnishings, TV and bluray player, WiFi and cooking facilities that enable you to live as you would in your own home.

The cosy lounge and snug bar are spaces that brings family and friends together – stoke the fire, make yourself at home and relax on the sofa. The kitchen/breakfast room is light and airy, the perfect space to fuel yourselves ready for a busy day exploring. You may wish to have a helping hand with food, either meals prepared for you to finish or a chef to cook a special dinner in the kitchen; you can relax and let the conversation flow as freely as the wine.

Outside you will find well-kept lawns and a south facing flagstone terrace where you can enjoy alfresco dinning, perhaps a BBQ or a late afternoon sun downer.

## Facilities

- **Dog Friendly:** We regret no pets allowed.
- **Accessibility:** Due to the layout and age of The Priory it is not suitable for wheelchair users and guests with restricted mobility.
- **WiFi:** We have broadband but it is stronger in the communal spaces than the bedrooms. Phone signal can be patchy in the area.
- **Kitchen:** A well-equipped kitchen with all the mod cons, including an American fridge freezer, dishwasher, two ovens and ceramic hob, ample crockery etc for 20.
- **Dining Room:** The kitchen/dining room is light and airy with large tables big enough to seat you all; a great communal space for sharing time and making memories.
- **Sitting Room:** A cosy retreat with space for all family and friends, around the log fire in winter, French doors leading onto the terrace and garden in summer.
- **TV and Music Facilities:** Each bedroom has its own flat-screen freeview TV and the snug bar has a bluray player (& some films) and the option to hook up your own games console.
- **Games Room:** The snug bar is an ideal space to play a board game or hook up your own games console to the tv. Selection of board games provided.
- **Heating and Open Fires:** Full house heating, centrally controlled. Also, open fires in the lounge in the colder months, giving that earthy smell of comfort.
- **Bedrooms:** 3 king-size, 1 twin/super king, 2 double beds, additional children's beds to be added, all en-suite. 2 further king in apartments.
- **Linen:** All bedrooms have luxury white cotton linen and sumptuous duvets with fluffy towels for each guest.
- **Bathrooms:** All bedrooms have an en-suite bathroom; 1 with bath, 1 bath with standing shower and 4 shower only, complimentary toiletries.
- **Children's Facilities:** Additional beds in parents rooms including bedding, 2 high chairs, safety fire guard. Also large garden for playing and country lanes to explore.

- **Swimming Pool:** No on-site pool but partner link with local spa for reduced rate entry including spa, gym, pool and treatments.
- **Parking:** Ample free parking available, within our grounds to the front of the house.
- **Smoking:** Smoking is not permitted in the house, but we have designated areas in the garden.

- **Location:** Hereford is our nearest city but you are easily accessible to many beautiful places: Hay-on-Wye - 30 minutes, Ledbury - 35 minutes, Ludlow - 40 minutes. Ask us for other places worth a visit.
- **Shop:** There is a One Stop store in Credenhill, 5 minutes away, and a Co-op 5 minutes in the direction of Hereford.
- **Food and Drink:** Of course you can self cater in the house, but our nearest pub is The Bell Inn at Tillington, around 10 minutes away. Hereford has a larger offering of eateries if you wish to venture out.
- **Airport:** Cardiff, Bristol and Birmingham airports are all approximately 1.5 hours away.
