The property has an interconnecting door to the Corner Wing which can be locked when let separately.

The Quays could not be better located for a break away with friends, families or colleagues with lots to do and comfortable spacious accommodation.

Please note that we do not accept hen or stag parties.

The Quays is a luxury Georgian mansion which can accommodate up to 25 people and is situated in the historical town of Christchurch. Formerly the Priory Vicarage, the house has Georgian inspired interiors with fresh, contemporary decor and cool mid-century touches in the Corner Wing.

The Quays is spread over 3 floors with 11 bedrooms and 7 bathrooms. The Georgian part, Quay House, has 6 bedrooms and 4 bathrooms, sleeping 14 + 1 and seating for 25 in the dining room. The Corner Wing can sleep 10 in 5 bedrooms, with 3 bathrooms and a separate cloakroom on the ground floor. This versatile accommodation can be let with or without the Corner Wing or the Corner Wing can be let separately.

The pet friendly gardens have seating, barbecues, along with outdoor games and croquet.

The Quays is an ideal place to celebrate special occasions, friends reunions and corporate breaks. The kitchen dining room is great for large gatherings with a spacious lounge across the hall. A ground floor bedroom in the Main House with adjoining wet room ensuite is suitable for the less mobile, so great for all the family. Indoor hot tubs are available to hire in each section of the house.

Located in the centre of the charming town of Christchurch, with restaurants and shops within a 5 minute walk including historic buildings and the magnificent Priory. The Quays gets it's name from it's close proximity to Christchurch Quay and Quay Road that lead to Christchurch Harbour with boats and ferries to Mudeford and Hengistbury Head where breathtaking beaches, wonderful walks and stunning scenery can be found. Travelling a bit further afield, there are the sandy beaches of Bournemouth and the delights of the New Forest to visit. Christchurch has good railway links to London and public transport.

## Facilities

- **Dog Friendly:** Yes we do allow pets, but not on the furniture or beds. All dog mess is to be picked up. An additional charge of £40 per dog is applicable.
- **Accessibility:** A downstairs bedroom and wet room in the Main House is available for disabled users. They can also access the kitchen, dining area, lounge and garden.
- **Hot Tub:** Interior and exterior hot tub available to hire
- **WiFi:** Free WiFi in the house, good mobile reception.
- **Kitchen:** Both houses have a large range oven, a full size fridge freezer, dishwasher, washer/dryer, microwave and coffee machine in the Main House.
- **Dining Room:** Quay House has dining table and chairs for 25 guests, with crockery, glasses and cutlery for all guests. Dining also in the Corner Wing for 10 guests.
- **Sitting Room:** Both houses have a large sitting room with a range of sofas, chairs and coffee tables, wood burner with logs, large TV, Virgin TV package and games.
- **TV and Music Facilities:** Flat screen TV Virgin package in the both houses. A blue tooth speaker in the dining area in the Main House and a stereo/CD in both houses.
- **Games Room:** Range of outdoor games including croquet, darts, jenga, dominoes and swingball in the garden plus childrens play frame with slide and swings
- **Heating and Open Fires:** Both houses have central heating in all rooms, as well as a real wood burner in the lounge; a basket of logs is also supplied.
- **Bedrooms:** A superking with en suite, king size with single bed, 4 twin bedded rooms, 1 double, 3 double with en suites, 1 king with 2 single beds.
- **Linen:** All the linen is of excellent quality, mostly Egyptian cotton, professionally laundered. A bath towel per guest and hand towels in each bathroom.
- **Bathrooms:** 2 en suite showers, wet room, 2 en suite bath with shower over, and 2 main family bathrooms with bath and large shower, 1 cloakroom.
- **Children's Facilities:** 4 travel cots and high chairs, stair gates are already fixed to each stair case. A range of child friendly plates and bowls.
- **Outdoor:** Private garden with seating for 25 people, with 2 barbecues.
- **Parking:** Ample private parking for 8 cars at the property, with a local car park within 100 yards which provides safe additional parking if needed.
- **Smoking:** We do not allow smoking in the property but you are more than welcome in the garden.
- **Electric Vehicle Charging:** E V Charging available at the property

- 33% down payment then full payment 6 weeks prior to the let. We take a £750 security bond for the whole house or £500 without the Corner Wing or £250 for just the Corner Wing. Cancellation policy is strict. Friday/Monday changeover Internal hot tub for hire: £325 for w/e, or £400 week. £40 pet charge per pet. Main house Cleaning fee £60, Corner Wing Cleaning fee £40. The Quays Cleaning fee £100.
