## About The Property

Rosedale is a large 4 bedroomed 150 year old house that sleeps up to 8.

There are an additional 2 properties on the same site - sleeping 4 and 2 respectively. These can also be booked but please be aware that the arrival day for Rosedale is a Friday and the other 2 are a Saturday - please enquire for further information.

There is a large enclosed garden making this house perfect for both children and pets. The hot tub is situated on the patio alongside outside tables and chairs.

Rosedale has parking for 4 vehicles with more available on request and there is plenty of room both inside or out for friends or family to relax and enjoy themselves.

The large kitchen has a gas range cooker which provides ample cooking facilities alongside an American fridge freezer. A group can dine in together around the large dining table. Guests can also relax on the kitchen sofa.

The living room has a leather modular sofa with a Smart TV and wood burning stove - perfect for a cosy evening.

There is a large porch for storing all your beach wear, coats and wellies, and also a downstairs shower/WC room.

Upstairs are the 4 bedrooms: king en suite shower, a double, a twin and the last bedroom has zip and link beds making 2 singles or 1 king bed. The main bathroom has a separate spa jet shower as well as an extra long bath.

A high chair and travel cot is available on request.

Ideally situated to access all the surrounding attractions and beaches, Rosedale is also approximately 200 metres away from the Cleveland Way Coastal Footpath.

## Facilities

- **Dog Friendly:** Up to 4 dogs are welcome - if you have more please email me with details. Bowls and a few dog blankets are also available.
- **Accessibility:** Small thresholds to access the house and the ground floor is on one level. The stairs are U shaped with banister rail on one side.
- **Hot Tub:** Large 6 person hot tub available for the duration of your stay.
- **WiFi:** Free WiFi available.
- **Kitchen:** Gas range cooker, American fridge/freezer (no direct ice/water), kettle, toaster, cafetieres. Dining table to seat up to 8. Leather sofa.
- **Everyone Can Dine Together:** Large wooden table with leather chairs for up to 8 guests.
- **Outdoor:** Hot tub, table and chairs for 8 guests, 2 sunloungers, charcoal BBQ, parasol.
- **Bathrooms:** Downstairs shower/WC room. Upstairs shower en suite for the king bedroom. Main bathroom with extra long bath and spa jet shower cubicle.
- **Bedrooms:** King en suite, double and twin room - all with moor views. Zip and link single beds that can make a king bed with sea view.
- **Sitting Room:** Wood burning stove, TV and DVD player. 8 seater leather sofa with extending foot rests either end and charging ports. DVDs, books, games.
- **Heating and Open Fires:** Underfloor heating downstairs with log burner stove. Upstairs radiators. Gas central heating.
- **Linen:** Linen and towels provided - please bring additional covers if your pet likes to sleep on the bed.
Please bring towels for beach/hot tub.
- **Parking:** Parking for 4 large vehicles or 5 small. Additional space available on request.
- **Smoking:** Rosedale inside is a non smoking/vaping property. Outdoor ashtray provided.
- **TV and Music Facilities:** Smart TV and DVD player in living room - DVD collection on site. Bluetooth speaker.

- 2 night weekend stays are the same price as a 3 night weekend stay so please take advantage of a late check out time by booking 3 nights.
- 
- Check in is after 4pm and check out is 10am.
- 
- Change over day for full weeks is a Friday.
