Rosetrees is a Victorian house refurbished to create contemporary accommodation while sensitively retaining original features. The six en suite bedroom house is perfect for multi-generational family groups, friends, walkers and cyclists keen to explore the stunning Lake District landscapes while enjoying a special place to stay. Rosetrees sits on a private estate which has acres of land to explore. Guests can also visit the Lingholm Kitchen and Walled Garden, the on-site café, for breakfast, lunch or afternoon tea serving the best of locally sourced produce.
There's a sense of grandeur as you enter the hallway at Rosetrees, leading to the formal dining room which has a large bay window overlooking the lawn, a sociable room where your group can enjoy catching up over long dinners. The kitchen is fully equipped for preparing large meals, with facilities including an electric range, two dishwashers, a plus size fridge freezer, washing machine and tumble dryer. The downstairs cloakroom and drying room is handy for wet walking and cycling kit, and the TV and games room a great spot for the youngsters to watch a film in their own space. Up a few steps is the elegant lounge offering another big bay window with fell and lake vistas, a wonderful space to sit back on comfy sofas and relax after a day out walking.
Two of the bedrooms can be configured as super kings or twins for added flexibility in a mixed group. All six bedrooms are beautifully presented with high ceilings, more picture windows and stylish soft furnishings. They each have their own en suite shower room and one also benefits from a roll top bath. There is also a WC on the ground floor for convenience.
The Lingholm Estate has lovely grounds, gardens and an adventure playground to explore, with paths leading through the woodland and down to private lakeshore. A short amble down the drive takes you to the Catbells footpath and in the other direction trails to Keswick. Pop into The Farmer's Arms in Portinscale for a pint or head to Keswick for a wander around galleries, shops and cafes.
