The Old Farmhouse sleeps 10

Maid's Cottage sleeps 2 (plus a sofa bed in lounge for 2 extra guests)

Roughs Farm is perfect for guests meeting up from across the country with very close access to the A1, A14 and M11. It's a rural getaway, perfect for 3 generation families and friends gathering for a special occasion or long weekend in beautiful fenland countryside and near interesting Cambridge and Ely. Walkers and cyclists will enjoy the bridleways and pathways attached to Roughs Farm for walks from the door, and dogs are very welcome. Small business groups will appreciate the privacy. For a wedding at a local venue, including nearby Holmewood Hall, Roughs Farm is the ideal base for the bridal party or groom's family.

Maid's Cottage can provide separate and private accommodation for young families, couples or grandparents, with open plan living and access to outside. Living areas in the Farmhouse are sociable with the kitchen fully set up for the designated cook to prepare a meal for everyone while the others perch on the breakfast bar stools. The dining room table can seat 10 and an additional table will cater for extra guests. The sitting room is elegant with attractive sofas, a wood stove and French doors to the patio.

The Farmhouse has a large accessible patio area with a hot tub for 8, dining area and a barbecue. Maid's Cottage also has an enclosed seating area with a 3 seater hot tub. The gardens are interlinked, so if both properties are hired together this area provide an excellent spot for a barbecue.

Bedrooms are spacious and comfortable. The ground floor double in the Farmhouse is accessible, as is the whole ground floor, for a wheelchair user.

Sawtry is a pretty little village; take a stroll from Roughs Farm to pick up supplies at the shop, grab a takeaway or to pop for a pint at the Greystones. Huntingdon is nearby, the birthplace of Oliver Cromwell. Cambridge offers wonderful historic attractions including the Fitzwilliam Museum and King's College Chapel. Opt for a punt on the River Cam or immerse yourselves in the festival atmosphere of outside performances and touring West End shows.

## Facilities

- **Dog Friendly:** Dogs allowed, up to 2 in farmhouse and 1 in cottage. Not allowed upstairs, on furniture and shouldn’t be left alone for long periods of time.
- **Accessibility:** Farmhouse: level access downstairs, ramps to kitchen and patio leading to bedroom. En suite wetroom with grab rails. Ability to transfer required.
- **WiFi:** WiFi is available throughout.
- **Kitchen:** The farmhouse kitchen is well equipped and includes a breakfast bar, dishwasher and washer dryer. The cottage has its own kitchen area.
- **Dining Room:** All guests can be seated together indoors and outdoors. Farmhouse table seats 10 with an extra table to seat up to 14. The cottage table seats 4.
- **Sitting Room:** Farmhouse has an elegant lounge with sofas, a Smart TV and access to the patio. Cottage has an open plan lounge area with Smart TV and electric fire.
- **TV and Music Facilities:** Both properties have Smart TVs and Amazon Alexa smart speakers.
- **Heating and Open Fires:** Centrally heated. Farmhouse has a wood burner and Maid's Cottage an electric wood fire. Fans in the Farmhouse and air con unit in the cottage.
- **Bedrooms:** Farmhouse has ground floor accessible double with wet room. 4 upstairs rooms, 2 zip and links. All en suite. Cottage has double room and a sofa bed.
- **Linen:** Quality bedding and bathroom towels are included as well as extra towels to use after the hot tub.
- **Bathrooms:** Farmhouse bedrooms are all en suites with showers, 1 has a bath. En suite wet room for ground floor room. Cottage has a bathroom with shower over.
- **Children's Facilities:** Travel cot, high chair, baby bath and stair gates are available. The farmhouse has a games cupboard with board games and puzzles for all ages.
