A gloriously spacious Arts and Crafts country house and cottage with 2 acres of garden and private tennis court, on the edge of a Dorset village, ideal for friends and family looking for a holiday on the West Dorset coast. Charmouth beach, a 20 minute walk from the door, is famous for swimming and fossil hunting. Lyme Regis (3 miles) has quirky shops, restaurants, a sandy beach and The Cobb, which protects its harbour. 15 minutes east, Bridport is a lively rural town with unique shops, cinema and weekly markets. The owners love sharing their knowledge of this foodie paradise with guests! For anyone wanting to combine a good walk with history, footpaths meander through fields and woods to Iron Age hill forts with stunning views over the sea.

With a track record for interior design, the owners have created a haven for relaxed get-togethers, exuding understated luxury, with huge windows and waxed oak floors downstairs. A boot room for your wellies and beach gear leads to a study cum play room for children. The light and airy sitting room has sofas and chairs, an open fire and lovely views all day. The kitchen has an island and Aga, electric oven and induction hob, for meals in the connecting dining room (for a special feast, ask about hiring outside caterers).

An oak staircase leads to 5 double bedrooms on the first floor, with a 4-bed attic dorm up the back stairs. Rooms are large with elegant decoration and carefully chosen soft furnishings.

Absorb the peace and tranquillity of the mature gardens, with trees, lawns and an orchard. On a warm evening sit on the terrace and be inspired by the wild flowers and country views, cook on the Argentinian asado BBQ - success is assured! - or (from May), play a game of tennis on the Rushay court.

The cottage across the yard is popular with multi-generational groups. Its 3 bedrooms (one en suite, downstairs) can provide peace and privacy, with a beautiful kitchen and sitting room.

There's table football in the games room outside, lots of books (the owner's a writer), cards, games and smart TV.

## Facilities

- **WiFi:** With a 38mbps fibre broadband connection, WiFi is available throughout the property and in much of the garden.
- **Accessibility:** No specific facilities.
- **Dog Friendly:** Dogs are permitted by prior arrangement at £30 per dog and assistance dogs automatically. Dogs must stay in the kitchen/dining room.

- **Linen:** Luxurious cotton bed linen and bathroom towels are provided. Please bring your own beach towels.
- **Bathrooms:** 4 bathrooms and two extra loos in the house, one bathroom in the cottage. The dorm bathroom is en suite.
- **Children's Facilities:** Play room cum study in the big house. Large gardens. Table football in the adjacent games room. Tennis court. Child minding can be arranged.
- **Outdoor:** Terrace with BBQ, dining table, benches and chairs. Wild flower meadow, lawn, paddock, orchard and mature gardens. Newly re-laid tennis court.
- **Swimming Pool:** There is no swimming pool but the sea is just 20 minute walk away.
- **Parking:** Ample secure parking off road.
- **Smoking:** Please do not smoke inside either property.

- 25% deposit to book, the remainder 6 weeks before stay. Check in 16:00 – 22:00pm and check out 10:00am. One of us will meet you on arrival to show you round the house and cottage. Damage deposit £350, returned promptly. Strictly no parties and no smoking.
