The cottages and apartments are located around the courtyard of Sandford House and have been restored in keeping with the Arts and Crafts style of the older part of the house. The properties are set in 7 acres of garden ground in a very peaceful countryside location, yet only minutes away from shops, restaurants and tourist attractions.

Each cottage and apartment has its own entrance door and patio or balcony with all properties sharing a large, grassy wooded area suitable for picnics, walking and relaxing along with a stunning courtyard. Each property has a very well-equipped open plan kitchen, living and dining room with central heating and a wood-burning stove, and all are furnished to a high level of comfort. Our newest property, The Coach House is accessible for wheelchair users, is very spacious and has underfloor heating.

Guests can hire our fabulous BBQ hut when staying.

All kitchens have a dishwasher, fridge, washing machine, oven and hob, microwave and coffee machine and each living area has comfy sofas and chairs, TV, DVD and iPod dock, Bluetooth speaker or Sonos system. Free superfast WiFi is available.

Every bedroom has en suite facilities, with either a bath/shower or a dedicated shower.

Beds are either superking, king, double or twin and have luxury duvets with Egyptian cotton bed linen. Microfibre bedding can also be provided.

Two of the properties are suitable for guests with mobility issues. The Coach House is accessed directly on the one level from the car park and has a large bedroom with en-suite wet room suitable for wheelchair access.

Located only 50 miles from Edinburgh airport and in a lovely countryside setting yet close to the coast, St Andrews and Dundee. Perfect location for visiting the V&A Museum in Dundee and fantastic for family holidays and gatherings of friends, with lots to do in the area - golf, walking, cycling, fishing, stunning beaches, forest trails, farm shops, tourist attractions.

## Facilities

- **Dog Friendly:** We allow 2 small dogs in Lady Bluebell and assistance dogs elsewhere. Pets are not to be left alone in the property. £25 per pet per visit.
- **Accessibility:** The Coach House and Lady Bluebell's Apartment have disabled access and en suite wet rooms. The Coach has been built especially for accessible access.
- **WiFi:** Free superfast WiFi is available, 4G mobile reception is also available, although varies depending on the carrier.
- **Kitchen:** Each property has a dishwasher, fridge, freezer, induction hob, electric oven, microwave, coffee machine, quality cutlery and crockery.
- **Dining Room:** Each cottage has its own dining area, the smallest seats 4 and the largest seats 12. It is possible to seat more people around additional tables.
- **Sitting Room:** Each sitting area has seating for between 6 and 8 people, with additional chairs, both larger apartments can hold up to 30 people in the living rooms
- **TV and Music Facilities:** TV, DVD, iPod dock or Bluetooth speaker, Sonos system in each cottage.
- **Games Room:** There is no games room, but lots of outside space for activities. Childrens' outdoor games and a tree house.
- **Heating and Open Fires:** Each cottage has a wood burning stove (apart from Red Squirrel) as well as oil fired central heating. The Coach House has underfloor heating.
- **Bedrooms:** All 14 bedrooms have en suite facilities. There is a combination of super king / king size (which are zip and link/twin) or double beds.
- **Linen:** All bed linen and towels are included in the price. Bed linen is luxury Egyptian cotton.
- **Bathrooms:** All bathrooms are en suite, all have power showers and one in each property has a bath. Two of the en-suites are wet rooms with disabled access.
- **Children's Facilities:** We have 4 travel cots, 2 high chairs and stair gates. We offer a child-minding service from a fully qualified child minder for an additional cost.
- **Outdoor:** Each property has a patio area or balcony with garden furniture, bbq are available. Our BBQ hut can be hired by guests on an individual property basis
- **Swimming Pool:** There is no pool on-site. There are leisure facilities in Dundee, Cupar and St Andrews.
- **Parking:** Free parking in our large car park for up to 20 cars.
- **Smoking:** No smoking allowed in any of the properties.
