Sandwell Manor offers a rare opportunity for self-catering groups of 2-15 guests to 'get away from it all' in a gorgeous, tranquil Devon country setting. An elegant south-facing Georgian manor house, it offers large, comfortable living spaces and accommodation by way of 6 double bedrooms,1 twin and 1 extra single bed - with the added flexibility of zip-and-link beds for any group configuration.

Sandwell Manor is very child-friendly and we also welcome up to 3 dogs per group; after all, they are part of the family!

The large hallway invites you into the bar, dining room and kitchen. The newly installed kitchen offers beautiful views over the west lawn and the River Harbourne. Just a walk through the adjoining arch, the dining room seats 16 comfortably. The bar is a quirky addition where you can enjoy those pre and post-dinner drinks. The living room offers plenty of space for everyone to relax together. Meanwhile, others can enjoy our second sitting room/snug.

The front terrace and acre of lawn are for your exclusive use, and where children can play safely and also ride their bikes along the private driveway. Adults can try their hand at croquet or boules on the terrace. We offer tennis on site.

With Sandwell Manor as a base, there is so much to see and do! The historic town of Totnes is less than 10 minutes away and beaches and the Dartmoor National Park are only 30 minutes from the house. It takes less than 10 minutes to get to us from the A38 motorway.

Sandwell is a great location and launchpad to enjoy a multitude of leisure pursuits that the South Hams has to offer. Only 25 minutes from the English Riviera and 30 minutes from Dartmouth and Salcombe for water sports, or enjoy long country walks from the manor without going near the main road and possibly end up at the local 13th-century inn 30 minutes walk away.

Landline for incoming and local calls and internet throughout the front of the house.

Disabled Facilities

There is access for wheelchair users for the first floor only. The staircase has a bannister and shallow tread on stairs.

Pets

Dogs are welcome in all downstairs areas (a max of 3 per group) and on the lawn. No fouling please. Please keep on leads if might roam.

Kitchen

Newly installed, the kitchen enjoys generous space to cater for large groups and has stunning views of the West Lawn and river.

Dining Room

Adjoined to the kitchen, this grand dining room enjoys south facing views, a wood burner and enough seating for 16 comfortably. Dinner party heaven!

Sitting Room

This vast south-facing room offers comfort and space enough for the whole group to enjoy. With an open log fire.

TV and Music Facilities

There are 3 televisions - 1 in the kitchen, 1 in the living room and 1 in the games room. There are speakers in the living room and dining rooms.

Games Room

The snug has board games and a television.

Heating and Open Fires

The house has central heating throughout, a wood burner in the dining room and an open fire in the living room.

Bedrooms

6 double, 1 twin, 1 with extra single bed. 5 South-facing. All King/Superking beds have the option of twin bed configurations. Great views!

Linen

All linen and main bath sheets are provided. Please ask for any additional towels or table linen beforehand.

Bathrooms

There are 7 bathrooms, (6 are en-suite), incl 1 family bathroom. The family bathroom has a bath, shower and double sink. There are 2 baths in total.

Children's Facilities

There is a cot, high chair, cot and baby monitor available on request.

Outdoor

Lawn for football, rounders, croquet and boules. The river is lots of fun - parents please be responsible! The tennis court is available on request.

Swimming Pool

There is no swimming pool.

Parking

We have parking for up to 15 cars, 6 of which are directly outside the house - there is also the option of overspill parking!

Smoking

We ask that guests only smoke in the permitted, outdoor areas.

Booking Information

Usual changeover day is Friday (*this changes over Christmas and NY). Check-out at 10am, check -in at 4pm.
30% of rental tariff required to confirm booking. £600 damage deposit returnable within 7 days of departure.
Groups of up to 6 can stay in rooms 4-7 at a reduced rate.

Just off the A385 between Totnes and Avonwick. Sandwell is 10 mins off the A38 motorway and is less than 10 minutes from Totnes town centre. It is less than 30 mins to both moors and beaches.

  • Tigley Cross is 1.3 miles away which is under a 30 minutes walk, or Totnes Seven Stars bus stop which links the town to Torbay, Plymouth and the surrounding area.
  • Totnes station offers the mainline from London Paddington to Penzance.
  • Totnes.
  • Londis within Follaton estate on the edge of Totnes. The main supermarket is a Morrisons in the town centre.
  • Equidistant between The Church House, Harberton and The Durant Arms in Asprington, it is also a stone's throw from a plethora of characterful drinking and eating establishments.
  • Exeter airport is 34 miles and under 40 minutes drive, and Bristol airport in 94 miles and 1 hr 45 minutes drive away.
