## About The Property

Selsey Beach House which sleeps up to 20 (when using sofa beds) offers a holiday house near Chichester, easily accessible being only 90-120 mins from London, in a great seaside location and a great meeting place for people coming together from many parts of the country. Also perfect for corporate team building stays.

The unique position of the Beach House, at the furthest point on West Beach, Selsey in West Sussex, gives it uninterrupted seaviews with the most amazing sunsets. According to the Met Office, West Sussex is the sunniest spot in the UK, with 1,902 hours of sunshine every year. You will have many opportunities to enjoy them as you soak in the hot tub, swim in the pool located just above the sun terrace looking out to sea, or step outside the six foot walled garden to the beach via the slip way or the steps and if the weather isn't too great you can enjoy panoramic views from the sauna.

In the large patio styled garden are the hot tub which can be heated up to 40°C year-round, whilst the pool is open from April to October and reaches temperatures up to 28°C in the summer months. As heat is via an air source pump it takes longer to heat and cools down faster in cooler months and generally the temperature will be about 10°C higher than the surrounding temperature in the spring, when the ground is cold, and 12°C in autumn. As a guide outdoor pools are often heated to around 21-23°C.

The garden also has a chiminea for cooking and there are plenty of sunbeds, chairs and table benches.

There is also plenty to do in the house; a games room has a pool table, darts, football table, arcade games and TVs.  We also have Netflix and all Sky channels and of course WiFi.

Selsey itself offers many activities for all the family including fishing trips, kayaking and mountain biking, and only 9 miles away in Chichester the cathedral, shopping, theatres, Roman remains. Not far away is Goodwood House with racing and Arundel Castle.

We have Tesla charger on the driveway in front of the house which can accommodate several cars.

Well trained & groomed pets are accepted by prior arrangement in uncarpeted areas but we request that dogs are kept on a leash in the gardens.

- **Games Room:** The games room has table football, billiards, darts, games and an additional kitchen, two large TVs, two double sofa beds and two arcade games.
- **Heating and Open Fires:** Recessed fire place with plenty of wood supplied.
- **Bedrooms:** Upper floor: 2 en suite doubles, 2 twins. Ground floor: 2 doubles, 2 dble s/beds. Annex: 1 dble with single sofa chair, 2 dble s/beds in games room.
- **Linen:** All bed linen and towels are supplied for use inside house. Additional towels for use in garden or beach can be arranged with the housekeeping team.
- **Bathrooms:** Main house upper: 2 en suite shower rooms, family bathroom. Ground: 2 shower rooms, 1 en suite with disability access. Annex en suite bathroom
- **Children's Facilities:** As well as children's TV channels, the pool and the football table, there are various games.
- **Outdoor:** Pool, hot tub, chiminea. Wooden bench tables, sun loungers, adirondack chairs and side tables, upright chairs, sun deck.
- **Swimming Pool:** Air source pump heated kidney shaped pool approx 1.4m depth, up to 5m wide and 8m long available from approx April to October.
- **Parking:** Large area in front of the house with parking for 2 or 3 cars and plenty of parking available outside the house. Tesla EV charge point.
- **Smoking:** Smoking is only allowed in the garden.
