The house sleeps up to 13 people across 6 bedrooms (3 doubles, 2 twins, 1 family room (double + single)), 3 with en suite facilities and an additional family bathroom and separate toilet. We also have a travel cot and high chair available for your use. There is a large lounge (with wood burning stove), dining room, well-equipped kitchen and separate utility room with Belfast sink and washing machine. To the rear of the house is a private garden with picnic tables, perfect for a barbecue should the Scottish weather be kind! We also have plenty of off-road parking, an EV charge point and secure external storage for your outdoor gear (although please note that we cannot accept liability for your valuable kit!). Aviemore is located in the heart of the Cairngorms National Park where there is plenty to do all year round. It's a great location for family and outdoor holidays, but there is also plenty to offer those who prefer to relax! There are a host of activities available all year round including mountain biking, watersports, hill walking (from gentle strolls to full-on mountaineering), karting, aerial assault courses, horse riding and pony trekking, golf, fishing, stalking, quad biking and much more. In the winter months snow sports can be found at Cairngorm Mountain or The Lecht. For those who wish to take things at a slower pace, there are many lovely woodland and loch side walks, including those at Loch Morlich and Loch an Eilein. Or maybe a trip to Cairngorm Brewery and local distilleries. Family friendly day trips include the Highland Wildlife Park and Landmark Forest Adventure Park, with a trip on the Strathspey Steam Railway an essential part of every visit. ## Facilities - **Dog Friendly:** Pets by prior arrangement only. - **Accessibility:** There are a couple of shallow steps leading into the house, and a ground floor bedroom (en suite shower room). - **WiFi:** Free WiFi and good mobile reception. - **Kitchen:** The kitchen has an electric range cooker, American style fridge/freezer, dishwasher, microwave, toaster, kettle. All you could need! - **Dining Room:** The dining room can seat 13 people in comfort and there is a further table in the kitchen. - **Sitting Room:** There is a large lounge at the front of the house with comfy sofas, a digital TV and an open fire - perfect for a cosy night in. - **TV and Music Facilities:** There is a TV in the lounge with integrated DVD player and chromecast. A second TV is available in the upstairs twin for streaming/DVDs. - **Games Room:** There are a selection of board games for both children and adults. - **Heating and Open Fires:** There is central heating throughout and a log burning stove in the lounge. - **Bedrooms:** The house sleeps up to 13. There is a family room on the ground floor (double and single), with 3 doubles and 2 twins on the first floor. 3 en suites. - **Linen:** All bed linen and towels are provided. - **Bathrooms:** The family room has an en suite, with a further 2 en suites (1 double and 1 twin room) and family bathroom upstairs.
