## About The Property

Would you like to be sitting in a hot tub with your favourite drink enjoying the sweeping view of some of Devon's best countryside and the River Dart? If the answer is yes then look no further than this colossal former barn. This isn't the only thing that the home doubles up on, as there are also two Webber coal barbecues on the patio for grilling up smoky flavours, which lucky guests will be able to enjoy underneath the parasols on the alfresco dining area. There are also two fire pits, located in perfect places to sit back and relax whatever the weather, soaking up the peace and quiet of this beautiful valley.

This is very much an address where outdoor pursuits are catered for. On the grounds, there's a fenced, hard playground area which has a pickle ball court and a basket ball hoop on it for family games. There is a small children's play area with swings and slide; a large flat grassed area for a game of football; and beyond the perimeters, there's plenty to see. The town of Totnes takes 40 minutes to reach on foot, and is full of eclectic independent cafes, shops and boutiques, as well as award winning restaurants. Plus there is a local pub 20 minutes walk away, perfect for a pie and a pint. Fancy a surf or sea swim? There are a number of beaches — including those at Broadsands and Bantham — that can be reached in less than half an hour by car.

But if you just want to stay indoors for the day — or if the weather leaves you with no choice — there's a games room on the top floor that has tables for both foosball and ping pong, as well as another stunning view out of the floor-to-ceiling window. Satellite internet provides for all your streaming needs, or alternatively, there’s nothing to stop you curling up on one of the sofas in the living room with a book in hand and the log-burner crackling away comfortingly in the background.

## Facilities

- **Dog Friendly:** Dogs are welcome by arrangement but aren't allowed in any carpeted areas or on sofas (incl. bedrooms & lounge). Dogs are £50 each. Max of 2 per stay.
- **Accessibility:** Please call to discuss, most of the ground floor is on one level with minimal steps (incl. bedrooms and bathrooms).
- **Hot Tub:** There are two hot tubs each seating 4/5 people located on the deck out in front of the house.
- **WiFi:** Satellite internet is available.
- **Kitchen:** Well equipped kitchen with two built in electric fan ovens and gas hobs, dishwasher, microwave, larder fridge, chest freezer, washing machine & dryer.
- **Dining Room:** There are 2 dining tables (both 8' x 4') usually put together to form a square and seat 16/19 but can be separated to seat 12 on each.
- **Sitting Room:** Large sitting room on first floor is really comfortable and has lovely views to the river and valley. There are 7 sofas so everyone can sit together.
- **TV and Music Facilities:** There is a 55" flat screen Smart TV so you can access all of your own subscription services as well as having freeview channels.
- **Games Room:** Spacious games room with table tennis and table football on the first floor.
- **Heating and Open Fires:** Infrared electric heaters & convector heaters throughout, plenty of hot water. There is a wood burner in the lounge, logs are provided Nov-Apr.
- **Bedrooms:** A total of 19 can sleep in 10 rooms: 3 which can be super king or twin, 2 king, 2 doubles, 1 twins, 1 family room (double & single) and 2 singles.
- **Linen:** Beautiful 100% cotton linen is provided & there are duvets (down or fibre) throughout. One bath sheet for indoor use is included per person.
- **Bathrooms:** Each bedroom has its own bathroom. There are 8 en suite bathrooms, and two private shower rooms. Baths mats and hand towels are supplied.
- **Children's Facilities:** Spacious games room with table tennis and table football on the first floor. There is also a slide and swings.
- **Outdoor:** There is a hard recreational area that contains a pickle ball court and basketball hoop as well as a flat lawned area with football posts.
- **Parking:** Off road parking for about 8 cars. EV charger (pay for use)
- **Smoking:** Smoking is only permitted outside. Please put all cigarette debris in the sand buckets provided.
