Holiday Rental for Groups of Families and Friends. Smedmore House, Kimmeridge, Dorset, sleeps 8 - 24 in 12 bedrooms.

One of Dorset’s finest Georgian coastal manor houses, Smedmore House is available for all types of celebratory event, including weddings and civil ceremonies. This elegant but cosy historic house is also available for hire on a self-catered basis for holidays and weekends. Smedmore House is also the perfect venue for exclusive use corporate events, dinners, meetings, presentations and can also be hired as a film location. It is normally not suitable for Stag & Hen parties.

Smedmore House sleeps 16, and the Garden Wing sleeping 6 and Penthouse sleeping 2 are also available to larger groups. Occasionally the Garden Wing may be available as a separate stand alone let too.

Nestling between the sea and the downs in Thomas Hardy country, Smedmore House offers a level of peace and privacy hard to find elsewhere. The house is surrounded by extensive flower gardens and orchards with spectacular views down the pretty woodland avenue, past obelisks and sphinxes to Kimmeridge Bay and distant Weymouth.

The house has a wonderful warm and lived-in atmosphere. The furniture has been handed down through the generations and includes ancestral portraits and many beautiful things collected by the owner's family over the years. The dining room, which comfortably seats 20 at the main table, has eighteenth-century plaster-work and walls hung with over 100 beautiful blue and white antique plates.

There are 2 elegant sitting rooms with log fires, a well-equipped kitchen with 2 ovens and 2 dishwashers so you can cater for your group and comfortable spacious bedrooms with a good ratio of bathrooms to bedrooms. There's satellite TV and plenty of books. There is also a barbecue and ample garden furniture.

The House Warden lives nearby and will greet you when you arrive. We have a list of caterers for special meals and extra domestic help for cleaning, clearing or table laying can be arranged if you are looking for a complete rest.   

Kimmeridge Bay, famous for its fossils and wind surfing, is less than a mile away. Further afield you will find the lovely sandy beaches at Studland, the natural swimming pool in the rocks at Dancing Ledge, spectacular Corfe Castle and the charming towns of Wareham and Swanage. You will discover that the Isle of Purbeck and the Jurassic Coast are rightly famous for their beauty.

Dog Friendly

Dogs not normally permitted but if permission is granted, must be kept under proper control at all times and never left unattended in the property.

Accessibility

Disabled toilet on ground floor. There is no lift so the bedrooms are not accessible for anyone who can't manage stairs.

WiFi

WiFi available throughout the house and the house phone can be used for local calls only.

Kitchen

Well-equipped with 2 electric ovens, a large electric hob, 2 dishwashers and large fridges. Table seats 10 for informal meals.

Dining Room

The main table seats up to 20. There is second table in the window that can take 10 more if needed. Place settings for 20+.

Sitting Room

There are 2 elegant sitting rooms with log fires. The Cedar Room is less formal and has a TV. The Drawing Room is perfect for drinks.

TV and Music Facilities

The Cedar Room has Satellite TV with Sky. Wireless Broadband is provided in most rooms with the possibility of music in many locations.

Games Room

Turkish Room has a selection of board games and a card table.

Heating and Open Fires

Central heating. Log fires in the Drawing Room and Cedar Room. One basket of logs provided per stay. Extra available but will be charged.

Bedrooms

Spacious and furnished in country house style. 5 doubles, and 3 twins. Garden Wing: 2 doubles & 1 twin. Penthouse/Bridal Suite: large double.

Linen

All beds are made up before guests arrive. Fluffy white bath towels are provided.

Bathrooms

Main House: 4 baths and 1 shower. Top floor: bathroom has bath & shower. Additional WC. Garden Wing: 1 Shower room. Penthouse Suite: Luxury Bathroom

Children's Facilities

Travel cots and high chairs available on request. Child minding and listening can be arranged with prior notice.

Outdoor

Two large garden tables with chairs for 16, Weber barbecue. Croquet set. Boat House (Beach Hut) on the sea shore available as an extra.

Parking

Unlimited parking on drive and lawn in front of house.

Smoking

No smoking inside the house.

Booking Information

2023 prices for the whole house, sleeping 16 people in 8 bedrooms. Non-refundable deposit of one third of total rent must be sent with the booking form. The balance must be paid 30 days before arrival, with damage deposit cheque for £500.
Extras: Adjoining Garden Wing with 3 double bedrooms and new Penthouse/Bridal Suite are both additional accommodation options mean the house can now sleep 24.

There are also cots and high chairs for children if wanted.

Location

Village of Kimmeridge and Kimmeridge Bay are within sight of the house which nestles between the downs and the coast. Nearby are Wareham and Swanage. London 2.5 hrs, Southampton 1 hr, Poole 30 mins.

  • The pretty market town of Wareham is nearest - just 20 mins by car. Its riverside location, famous Quay and history dating back to the Saxons makes it a very popular gateway to the Isle of Purbeck.
  • All supermarkets are available in Wareham. Tesco, Waitrose and Sainsburys all deliver. There is also a Farm Shop in the village. Order local seasonal produce from James at The Salt Pig.
  • Lots: New Inn, Church Knowle 10 mins, Clavell's Restaurant, Kimmeridge; Duke of Wellington, Wareham; Greyhound & Scott's Arms, Corfe Castle. Restaurants: Salt Pig, Wareham; Pig on the Beach, Studland
  • Bournemouth International Airport, 28.3 miles (40 mins by car); Southampton Airport, 53 miles (1 hr by car).
  • There are trains direct from Waterloo, London, to Wareham twice an hour every day. The trip takes around 2½ hours with South West Trains.
  • Lots of beaches very close. Kimmeridge Bay within walking distance and close to Durdle Door, Lulworth, Studland and many others.
  • No local buses - car advisable.
