## About The Property

South Wing is the perfect base for a family holiday or a short break with a group of friends. A 17th century, listed house, sleeps 14, full of character but with a modern feel. Kids and dogs very welcome! Hot tub available as an optional extra.

The huge, new and very well equipped kitchen offers views and access to the large south facing garden. Its a great space to prepare sumptuous meals which you can enjoy in the splendour of the oak-panelled dining room. This is the perfect setting for a grand meal with family and friends. South Wing is fully loaded with all the crockery, cutlery and glassware that you need to make the most of this wonderful room.

The main lounge has a baby grand piano and inviting sofas. This stunning room also has a wood burner set in the middle of a beautiful fireplace. With a pile of logs from the wood store you can kick back and enjoy the glow of a real fire.

Upstairs are 5 huge bedrooms all with comfortable beds, lots of natural light and great views. To the south you look across the gardens to the adjacent tree lined golf course and tennis courts. To the east is the village and beyond to the sea at Filey Bay.

The master bedroom suite offers a real sense of grandeur with chandeliers, a dressing room, en suite bathroom and, best of all, a south facing snug with private balcony overlooking the grounds.

There are 3 bathrooms and an additional toilet upstairs and each guest is provided with thick absorbent cotton towels.

Outside are over an acre of lovely gardens, woods and terraces, perfect for family fun, hide & seek and games. The main lawn faces south and catches the sun all day. A seating area makes the perfect venue for al-fresco dining and a BBQ is available for guests.

The well-serviced village of Hunmanby, with shops, eateries and pubs, is on the doorstep, an easy two-minute walk.

The sweeping, sandy beaches of Filey Bay are a 5 minute drive. Great for walking, dog and child friendly.

The Yorkshire Wolds are on the doorstep, and there's easy access to many lovely beach and country walks.

## Facilities

- **Dog Friendly:** We do allow well behaved dogs if accompanied by well behaved owners:-) Dogs love exploring the gardens and woods, lots of beach and country walks.
- **Accessibility:** We do not have dedicated facilities for people with disabilities, but we will try to help wherever possible. The stairs are wide with short steps.
- **WiFi:** Free fast WiFi. Good mobile reception on most networks in most parts of the house.
- **Kitchen:** Large, modern kitchen, two Neff ovens, two large fridge / freezers, drinks fridge, induction hob, two dishwashers, microwave, access to garden.
- **Dining Room:** The dining room is a real feature of this wonderful house: oak panelled, chandeliered, great south facing views and very comfortable.
- **Sitting Room:** The main lounge has a baby grand piano, wood burning fire and three inviting sofas plus comfortable arm chairs arranged around a huge coffee table.
- **TV and Music Facilities:** Lounge has a 65" smart TV. Bluetooth speakers around the house.
- **Games Room:** We do not have a games room although there are plenty of games and the house is big enough to be together or apart!
- **Heating and Open Fires:** Main lounge has a wood burner set in the middle of a beautiful fireplace. Kitchen has gas stove. All rooms have radiators. Well stocked log store.
- **Bedrooms:** Five enormous bedrooms, all with very comfortable beds that can sleep up to 14 people. Egyptian cotton sheets and plump duvets. Lovely!
- **Linen:** The beds are dressed in high quality Egyptian cotton linen and topped off with luxuriously warm duvets.
- **Bathrooms:** There are 3 bathrooms (one bath, three showers) and an additional toilet upstairs and each guest is provided with thick absorbent cotton towels.
- **Children's Facilities:** There are plenty of books, games and beach toys for children young and old. House is great for hide and seek and garden perfect for playing.
- **Outdoor:** Wonderful gardens with 1.6 acres of south-facing lawn, woodlands and shrub covered terraces. Garden furniture and barbecue, hot tub rental available.
- **Swimming Pool:** We do not have a pool but the nearest public pool is three miles away. There are pay and play golf and tennis on site.
- **Parking:** Four parking spaces dedicated to South Wing plus plenty of available spaces in the car park.
- **Smoking:** Smoking is not permitted indoors.
