## About The Property

Southlands Farm Cottages sleeps 2 -16 in 4 cottages and a restored Showman's Wagon:

West and East cottages each sleep 4

Middle and Hayloft each sleep 2

Showman's Wagon sleeps up to 4 people

The cottages are available together or in any combination.

This lovely group of holiday cottages near Hexham is perfect for get togethers with friends and family, hen weekends, corporate gatherings and special occasion weekends.

All of the properties have been sympathetically restored and are packed full of English country charm. Bespoke hand made kitchens, cosy log burning stoves, gorgeous soft furnishings and crisp cotton sheets are the perfect combination for your group stay.

The open plan kitchen dining area of the largest cottage can be arranged to accommodate large groups of 16 for dining. Catering is available on site throughout your stay, ranging from cooked breakfasts to three course dinners every evening.

The cottages are based on Southlands Farm, a beautiful smallholding set at the heart of Northumberland. Charles and Dee bought the smallholding over 30 years ago and have created an oasis of gardens and paddocks which guests are welcome to explore and enjoy. There are miles of footpaths and bridleways in the area for you to explore as well as many National Trust properties and Hadrian's Wall.

We welcome dogs in all of the cottages except the Showman's Wagon. The local pub, which is a miles walk away across the fields also welcomes 4 legged friends. Dogs are welcome downstairs in the cottages but we do request that dogs are not left unaccompanied and are kept off the furniture.

Charles and Dee are happy to help organise activities while you stay at Southlands Farm Cottages; clay pigeon shooting, fishing on the Tyne and massages on site are just a few of the activities we can arrange during your stay. Dee and her daughter Rosie also run bespoke floristry courses for groups, the perfect activity for hen parties and big birthdays.

## Facilities

- **WiFi:** WiFi is available in all properties.
- **Accessibility:** Unfortunately we do not any ground floor bedrooms.
- **Dog Friendly:** Dogs are welcome on request. There are 38 acres for them to explore as well as an outdoor hose for muddy paws. There is a £30 charge per dog.
- **Kitchen:** All of the bespoke cottage kitchens are fitted with an oven, microwave, kettle and toaster. East, West and the Hayloft have dishwashers also.
- **Dining Room:** Each cottage includes a seating area for guests. East cottage can seat larger groups of up to 16 during your stay. All table linen is provided.
- **Sitting Room:** All of the cottages have sofas and chairs apart from the Showman's Wagon. East and West both seat 6-8.
- **TV and Music Facilities:** Each cottage includes a TV and radio/CD player.
- **Games Room:** There is no games room.
- **Heating and Open Fires:** West, Middle, The Hayloft and the Showman's Wagon all have wood burners. East cottage has an open fire.
- **Bedrooms:** East cottage: 1 king, 1 twin.
West cottage: 1 king, 1 twin.
Middle: 1 king.
The Hayloft: 1 twin.
The Showman's: 1 double, 1 twin/double.
- **Linen:** Each bedroom is made up with crisp white cotton sheets and towels. Duvets are feather as standard but can be swapped for non feather on request.
- **Bathrooms:** All bedrooms have en suite bathrooms except Showman's Wagon which has a separate shepherds hut which has been converted into a luxury shower room.
- **Children's Facilities:** We welcome children and have cots and high chairs available on request.
- **Outdoor:** Several gardens available for our guests to enjoy. There is an outdoor drying room for muddy boots and wet coats.
- **Parking:** The cottages have a dedicated carpark for guests which fits up to 6 vehicles. Please contact us if you require further parking on the farm.
- **Smoking:** Smoking is permitted outside of the properties only.

Southlands is located in the rural village of Gunnerton at the heart of Northumberland. Near Kielder Forest Park, the North Pennines and Hadrian’s wall. Only about 35 miles from Newcastle too.

- **Location:** Corbridge and Hexham are both 15 mins away. Corbridge is a quaint market town with fantastic independent shops and great pubs. Hexham has a range of larger supermarkets and a large range of amenities.
- **Shop:** Our neighbouring villages Wark and Barrasford both have lovely village shops where you can buy essentials. Wark also has a fantastic local butcher.
- **Food and Drink:** The Barrasford Arms is just over a mile away and is renowned for its great food. There is a range of excellent pubs in the area.
- **Airport:** Newcastle airport is 24 miles (35 mins) from the farm.
- **Train:** The closest stations are located in Hexham and Corbridge which run regular train services to the local city of Newcastle.
