These period cottages are 300 yds from the road on the site of Spixworth Hall. Gaffers was the coachman's home & the remaining cottages are in the award winning conversion of the 17th Century Stables Building.

Gaffers Cottage, 5 bedrooms/4 bathrooms has a large dining room that can seat up to 24 people and is ideal for family groups using several cottages. French windows lead out into the extensive gardens. This 300 year old holiday cottage has been equipped with 21st century facilities without losing its delightful character. A ground floor bedroom and bathroom make it great for people with restricted mobility.

Swallows (3 bedrooms/3 bathrooms) & Pond Cottage (2 bedrooms/2 bathrooms) can be linked by an internal door between their living rooms, creating another large property for up to 12 people. Swallows' living room opens into a secure sheltered courtyard garden where children can play safely.

Waterside & Granary Cottages (3 bedrooms/3 bathrooms) each are adjacent, with lovely views across meadows and farmland.

The Hayloft (3 bedrooms/2 bathrooms) is a stunning holiday apartment on the 1st and 2nd floors of the Old Granary Building with an amazing 30ft x 30ft open plan living, dining, kitchen space with the original oak floor. Extra banqueting tables can create dining space for up to 36 people. This property is loved by groups of friends sharing at least 4 cottages.

Stables Cottage (2 bedrooms/2 bathroom) is all on one level and fully adapted for wheelchair users and people with restricted mobility. Its generous space is good for entertaining extra family members from other cottages.

The barn gives a huge indoor space for games including table tennis, snooker, table football, badminton and has bikes and trikes and other toys for toddlers.

Every cottage has garden furniture and there are several BBQs for al fresco dining whenever the sun shines.

There is walking, fishing, swimming, 2 tennis courts & space to relax and unwind.

## Facilities

- **Dog Friendly:** Pets are permitted at owners discretion in Gaffers, Stables, Granary & Waterside at £15 per pet.
- **Accessibility:** Please ring to discuss the facilities we offer. Gaffers is suitable for people with limited mobility, Stables is fully accessible for wheelchair users
- **WiFi:** All cottages have hardwired Wifi which is free for our guests to use and most telephone networks have a good signal.
- **Kitchen:** The kitchens are all equipped with electric ovens, microwaves, fridges, freezers and ample crockery, glassware, cutlery and cooking utensils.
- **Dining Room:** Gaffer's cottage has a dining room with a large refectory table and extra tables can be added if required. 36 people can also dine in The Hayloft.
- **Sitting Room:** All sitting rooms have comfortable sofas, cushions, chairs, coffee tables, books, games, wood burning stoves & soft lighting with delightful views.
- **TV and Music Facilities:** All cottages have Smart TV's. There is even a piano in Gaffers cottage for everyone to sing around.
- **Games Room:** The barn has snooker, table tennis, table football, scooters, bikes and trikes for small children in the play barn.
- **Heating and Open Fires:** Cosy log fires in the wood burning stoves cheer the coldest days in winter. Wood is supplied free of charge.
- **Bedrooms:** There are 21 bedrooms over the 7 cottages on the main site. There are 3 en-suite family bedrooms, 4 family bedrooms, 5 double/zip link & 9 twin rooms.

- **Swimming Pool:** An outdoor solar heated pool with a changing room just a few minutes walk away on the farm is open from late May to September.
- **Parking:** Ample off road parking.
- **Smoking:** We do not allow smoking of vaping within the cottages.
