## About The Property

A group of 8 self catering cottages offering weekend and mid week breaks for large or small business meetings. The cottages are independently owned and run and we will try to meet your needs whether for team building events, serious seminars, training workshops or larger corporate events using our 16th century barn.

WiFi signals are good despite the beautiful rural setting.

The cottages are in the middle of a farm with miles of walking or running, wonderful wildlife, a swimming pool in the warmer weather and tennis courts. The barn has snooker, table tennis, and indoor football facilities. Garden furniture and BBQ’s are available for all guests.

Gaffers Cottage – 5 bedrooms, 3 bathrooms, is set on one side of the main complex and is ideal if you require space apart. With a separate dining room a group of 20 can dine together in comfort. This room could also be set for small business meetings and seminars.

Swallows Cottage(3 bedroom/3 bathrooms and Pond Cottage 2 bedroom/2 bathrooms) can be linked together using an internal door to create a further 5 bedroom cottage.

The Hayloft (3 bedrooms/2 bathrooms) has a great open plan living, dining, working space 20 foot by 30 foot which can be adapted for training workshops, business events and team building. French windows open to let the countryside into this lovely first floor room.

Stables cottage (2 bedrooms/1 bathrooms) – beneath the Hayloft has full level access enabling people with mobility needs in your team to be included in brainstorming events, workshops, study days and team building events using the living space in this cottage which is 19′ by 19′ or the large rooms in Gaffer’s Cottage We also have ground floor bedrooms and bathrooms in two other cottages.

Granary and Waterside cottages give a further 3 bedrooms each with their own quality living space.

A team leader could also escape to The Lodge (2 bedrooms/1 bathroom) 500 yards away!

## Facilities

- **Dog Friendly:** Pets are permitted at owners discretion in Gaffers, Stables, Granary & Waterside at £15 per pet.
- **Accessibility:** Please ring to discuss the facilities we offer. Gaffers is suitable for people with limited mobility, Stables is fully accessible for wheelchair users
- **WiFi:** All cottages have hardwired Wifi which is free for our guests to use and most telephone networks have a good signal.
- **Kitchen:** The kitchens are all equipped with electric ovens, microwaves, fridges, freezers and ample crockery, glassware, cutlery and cooking utensils.
- **Dining Room:** Gaffer's cottage has a dining room with a large refectory table and extra tables can be added if required. 36 people can also dine in The Hayloft.
- **Sitting Room:** All sitting rooms have comfortable sofas, cushions, chairs, coffee tables, books, games, wood burning stoves & soft lighting with delightful views.
- **TV and Music Facilities:** All cottages have Smart TV's. There is even a piano in Gaffers cottage for everyone to sing around.
- **Games Room:** The barn has snooker, table tennis, table football, scooters, bikes and trikes for small children in the play barn.
- **Heating and Open Fires:** Cosy log fires in the wood burning stoves cheer the coldest days in winter. Wood is supplied free of charge.
- **Bedrooms:** There are 21 bedrooms over the 7 cottages on the main site. There are 3 en-suite family bedrooms, 4 family bedrooms, 5 double/zip link & 9 twin rooms.
- **Linen:** Linen and towels provided.
- **Bathrooms:** Gaffers - 4 bathrooms

Hayloft, Stables & Pond - 2 bathrooms
The Lodge - 1 bathroom
- **Children's Facilities:** We have books, games & toys in all cottages , a play barn with snooker, table tennis, trikes & toddlers toys & a climbing frame & swings in the garden
- **Outdoor:** Set in open grounds there is space for games, outdoor furniture, BBQs and a separate children's play area with swings, climbing frame. Tennis court.
- **Swimming Pool:** An outdoor solar heated pool with a changing room just a few minutes walk away on the farm is open from late May to September.
- **Parking:** Ample off road parking.
- **Smoking:** We do not allow smoking of vaping within the cottages.
