## About The Property

The Steading is a large exclusive use property sleeping 18 adults (+2 children on futons) on our farm, Legerwood.

The ground floor has a boot room, games room, bathroom, drying room and laundry facilities. Stairs then go up to the open plan kitchen, living and dining area, with the first bedroom corridor on the same level leading to 5 of the 9 en suite bedrooms.

The kitchen is fully equipped for self-catering, with a large double oven Rangemaster with induction hob, large fridge with freezer drawers below as well as a separate wine fridge. There is also a dishwasher and all the cutlery, crockery and glassware required for up to 24 people.

Down a couple of steps off the kitchen area is a second, more cosy living room with comfy sofas and a wood burning stove. Upstairs from there is the second bedroom corridor which has 3 more en suite bedrooms to the right, including our family-sized room which has a single sofa bed for a child, plus space for a travel cot as well. The Master Suite to the left has a bedroom, family sized bathroom and another small room perfect for a baby or child to sleep in a cot or on the single sofa bed.

Large doors off the open plan area go onto the raised decking into the garden, with 3 steps down onto the grass. The garden has fruit trees and bushes, as well as a herb garden which guests are welcome to pick from when in season.

Dogs are very welcome and we have heated kennels for them, or for a charge, 2 clean, well-behaved dogs may come inside.

We also have a 2 bedroom cottage, Mrs Moll's Cottage, which sleeps 4 and can be taken in addition to The Steading if more bedrooms are required. Please enquire for details, or indeed if you would like prices for the 8 bedroom Steading if you do not require the Master Suite. In quieter months, we may be able to offer smaller groups just half of the property (The Mixing House) which sleeps 10. Please enquire for details.

## Facilities

- **Dog Friendly:** Heated dog kennels free of charge. Max. 3 clean, well behaved dogs inside The Steading at any time - £20 per dog. Strictly off furniture and carpets.
- **Accessibility:** It is possible for disabled guests to stay at The Steading, we simply advise you contact us to discuss any access requirements before booking.
- **WiFi:** Due to our rural location, mobile reception can vary depending on network and the weather! Superfast WiFi is available throughout the property.
- **Kitchen:** Double Rangemaster with induction hob, fridge with freezer drawers, wine fridge, Nespresso machine, dishwasher, pots/pans, cultery/crockery & glasses.
- **Dining Room:** 2 tables together seat 18 or separated seat 12 each. Another table in the lower living room can be moved on prior arrangement into the larger room.
- **Sitting Room:** Open plan area has comfy sofas, smart TV and board games/puzzles for all the family. Separate living room has ample seating, wood burner and smart TV.
- **Bedrooms:** 9 en suite bedrooms with very comfortable beds. 7 of the 9 bedrooms can be set up as twins or superking beds via zip-and-link mattresses.
- **Linen:** Towels, bed linen, hand wash, shower gel and shampoo are all provided.
- **Bathrooms:** All 9 bedrooms have en suite bathrooms. There is also a 10th bathroom at entrance level. Bathrooms have hand wash, shower gel and shampoo provided.
- **Children's Facilities:** 2 travel cots and high chairs are available on request when booking. There is a selection of games, puzzles and books for all ages too.
- **Outdoor:** Heated dog kennels and a store room with sink and running hot and cold water. Large storage space for storing outdoor equipment during you stay.
- **Swimming Pool:** There is no pool.
- **Parking:** Ample parking available in the private and enclosed courtyard. Plenty of space for cars, bikes and even horse lorries.
- **Smoking:** Smoking is strictly not permitted in the property, only in the outside areas with ends disposed of accordingly.
- **TV and Music Facilities:** There are 2 smart TVs located in sitting areas. There are Bluetooth speakers in the 2 living areas.
- **Games Room:** The games room has a full sized snooker table and bar area, plus a comfy window seat for guests who'd rather observe than play.
- **Heating and Open Fires:** The farm has a biomass heating system which heats the property all year round. There is also a wood burning stove in the separate living room.

### About The Area

Legerwood is situated just a couple of miles off the A68 and A697 main roads, and an hour south of Edinburgh. The Steading sits on the Legerwood crossroads which has an old-fashioned red phone box.

### What's Nearby?

- **Location:** Legerwood is situated between Lauder (to the north) and Earlston (to the south) on the A68. Both have plenty of shops and amenities, and take 5 to 10 minutes to travel there.
- **Shop:** The Co-op in Earlston is the nearest mini-supermarket, located in the JET petrol station. On the main A68 road and takes less than 10 minutes to drive there.
- **Food and Drink:** There are many great pubs and restaurants in the local towns and villages around Legerwood. Roughly a 20 minute drive would get you to many of the best places to eat in the area.
- **Airport:** Edinburgh Airport is about an hour by car, and Newcastle Airport will take just over an hour.
- **Train:** Berwick-upon-Tweed train station is 45 minutes away by car if coming on the LNER main line. Tweedbank train station is just 20 minutes away if coming on the Borders Railway from Edinburgh.
- **Bus:** The 51 or 52 bus will happily stop at our road end (where it meets the A68) to travel north to Edinburgh.
