The Sheepyard Barn sleeps up to 12.

The all new self catering Sheepyard Barn here at The Suffolk Escape opened in the April 2017. This unique, luxury self-catering barn enjoys a peaceful location a mile from the road and is the perfect setting for family holidays or for a large group of friends looking for a relaxing, luxury escape.

The barn has a modern rustic design with Scandi influences and features a large, open plan living space with stunning views over the rolling hills of Suffolk. There are 4 en suite bedrooms in the main barn and the adjoining Shearing Shed sleeps a further 2 guests. One bedroom includes a bespoke bunk bed with 4 small double sized beds with ample ceiling height so is perfect for adults too.

Other special features include a large kitchen, a separate kids playroom and a home cinema system. Outside, guests can enjoy the outdoor lounge, hammocks, wood fired pizza oven, sunken trampoline and large hot tub. There is also a private indoor swimming pool with a counter-current swim machine ideal for keen swimmers and especially those training for triathlons.

The truly rural setting means as soon as you step out of the door you are straight onto a walking track taking you through the farm and bluebell woods. There are plenty of pubs and coffee shops in the area. The Sheepyard Barn is ideally positioned as a hub to explore all the best bits of Suffolk including the quaint wool towns, the Dedham Vale and the heritage coastline including popular Aldeburgh and Southwold.

If you need some additional accommodation the Suffolk Escape also has 4 adult only luxury lakeside log cabins. These can sleep up to 4 in 2 en suite bedrooms, all sit on the edge of lake and have private hot tubs. They are located approx. 3/4 mile along the farm drive from the Sheepyard Barn or a 10 minute walk.

The high level of comfort our self-catering accommodation offers, combined with our location, makes The Suffolk Escape's Sheepyard Barn an ideal all-year-round destination.

## Facilities

- **WiFi:** Basic free WiFi is available but is strictly for surfing and not for streaming or watching live TV. It is a limited service due to our remoteness.
- **Accessibility:** The Sheepyard Barn is all ground floor expect one twin room in the barn. There is good access to the front door without steps.
- **Dog Friendly:** Sorry - pets are not accommodated.
- **Kitchen:** The kitchen is fully kitted with everything required from food processor to peelers. With 2 ovens, gas hob, microwave, dishwasher, wine cooler.
- **Dining Room:** The dining space can comfortably seat 12 with views out across the valley through the 6m glass wall.
- **Sitting Room:** There is a huge bespoke U-shaped sofa perfect for movie nights. Open plan with kitchen and dining area.
- **TV and Music Facilities:** The Barn has a top of the range home cinema system with 65" TV, BluRay player and games consule. All bedrooms have big 40" TVs.
- **Games Room:** The Sheepyard Barn has a games room with table football, X-box, 50" TV, board games, big bean bags and has a WC. It is fully underfloor heated.
- **Heating and Open Fires:** The Barn is fully underfloor heated throughout and has Mechanical Heat Recovery Ventilation system bringing fresh, pollen filtered air inside.
- **Bedrooms:** 2 en suite superking rooms, 1 bunkroom (4 small dbl bunks) using the family bathroom, 1 en suite twin/double. The Shearing Shed has 1 kingsize bed.
- **Linen:** All bed linen is supplied, including a bath towel and hand towel per person and a bathrobe for each adult. Bath mats are also supplied.
- **Bathrooms:** Barn: 3 en suites and 1 family bathroom. There are 2 corian baths. There is a WC in the Shearing Shed.
- **Children's Facilities:** The Sheepyard Barn is open to all ages. High chairs are available. Sunken trampoline, swimming pool, games room, board games, DVD library.
- **Outdoor:** The Sheepyard barn has a hot tub, dining sets, separate outdoor lounge, pizza oven, sunken trampoline and Weber charcoal BBQs in the summer.
- **Swimming Pool:** The Sheepyard Barn has an indoor heated pool for barn guests only. It has a counter current machine to swim against, ideal for swim training.
- **Parking:** The Barn can park 6 cars easily. The parking is off the road just outside the property.
- **Smoking:** No smoking inside any of our properties. Ashtrays are supplied under the kitchen sink for guests to use.

Follow the green Suffolk Escape signs and it will guide you through Northlands Farmyard to the Sheepyard Barn. Approx 1hr from the M25, 15 mins from Ipswich train station.

### What's Nearby?

- **Bus:** Hintlesham (5 mins drive or 30 mins walk) or Hadleigh (10 mins drive).
- **Train:** Ipswich Station is 15 mins away and it is 1hr 10 mins on the fast train to London Liverpool Street. Coaches run into Ipswich train Station from Stansted and beyond.
- **Location:** The market town of Hadleigh is 5 mins away and Ipswich is 15 mins from the farmyard. The quaint villages of Kersey, Lavenham and Dedham are not far and the coast is 25 mins away.
- **Shop:** Elsmett Post Office and little shop is 5-10 mins. Morrisons at Hadleigh is a similar distance.
- **Food and Drink:** Hintlesham Golf Club is within walking distance, Hadleigh has many eateries 10 mins away. We can recommend the Kersey Bell, Bildeston Crown, Lavenham Great House and Dedham Boathouse, all max. 25 min.
- **Airport:** Stansted is 50 mins, Southend 55 mins, Heathrow is around 1hr 45 mins depending on traffic.
